DEDICATION:
Know all people by these presents that we, the undersigned owners
of interest in the land hereby subdivided, hereby declare this to
be the graphic representation of the subdivision made hereby. and
do hereby dedicate to the use of the public forever all streets and
avenues not shown as private hereon and dedicate the use thereof
for all public purposes not inconsistent with the use thereof for
public highway purposes, and also the right to make all necessary
slopes for cuts and fills upon the lots shown thereon in the
original reasonable grading of said streets and avenues, and
further dedicate to the use of the public all the easements and
tracts shown on this plat tor all public purposes as indicated
thereon, including but not limited to parks, open space,
utilities and drainage unless such easements or tracts are
specifically identified on this plat as being dedicated or
conveyed to a person or entity other than the public, in which
csse we do hereby dedicate such streets, easements, or tracts to
the person or entity identified and for the purpose stated.
Further, the undersigned owners of the land hereby subdivided,
waive for themselves, their heirs and assigns and any person or
entity deriving title from the undersigned, any and all claims
for damages against the City of Renton, its successors and
assigns which may be occasioned by the establishment,
construction. or maintenance of roads and or drainage systems
within this subdivision other than claims resulting from
inadequate maintenance by the City of Renton.
Further, the undersigned owners of the land hereby subdivided,
agree for themselves, their heirs and assigns to indemnify and
hold the City of Renton, its successors and assigns, harmless
from any damage, including any costs of defense, claimed by
persons within or without this subdivision to have been caused
by alterations of the ground surface, vegetation, drainage, or
surface or sub-surface water flows within this subdivision or
by establishment, construction or maintenance of their roads
within this subdivision, provided this waiver and
indemnification shall not be construed as releasing the City
of Renton, its successors or assigns. from-liability for damages,
including the cost of defense, resulting in whole or in part from
the negligence of the City of Renton, its successors. or assigns.
Upon the recording of this plat, Tract A and B are hereby granted
and conveyed to the Laurel Crest Community Organization (HOA) for
drainage tracts. Ownership and maintenance of said Tracts shall be
the responsibility of the HOA. In the event that the HOA is
dissolved or otherwise fails to meet its property tax obligations
as evidenced by non-payment of property taxes for a period of 18
months, then each lot in this plat shall assume and have an equal
and undivided ownership interest in the Tracts previously owned
by the HOA and have the attendant financial and maintenance
responsibilities.

D~DICATION OF PRIVATE EASEMENTS:
The owners of the land embraced within this plat, in return for the benefit
to accrue from this subdivision, by signing hereon, hereby convey the
beneficial interest in the new private easements shown on this plat to any
and all future purchasers of the Jots.
DRAINAGE EASEMENT RESTRICTIONS:
Structures. fill. or obstructions (including but not limited to decks.
patios. outbuildings, or overhangs) shall not be permitted beyond the
building setback line or within the public drainage easements. Additionally,
grading and construction of fencing shall not be allowed within the
public drainage easements shown on this plat map unless otherwise approved
by the City of Renton.
TREE MAINTENANCE:
Trees located within the plat shall be maintained consistent with the City
of Renton·s tree maintenance standards by the owners of the lot for which
the trees grow in. Trees located within the street right-of-ways shall
be maintained by the lot owners of the abutting lots.
RESTRICTIONS FOR NATIVE GROWTH PROTECTION
AREAS/SENSITIVE AREA TRACTS AND BUFFERS:
Dedication of a sensitive area tract/sensitive area and buffer conveys to
the public a beneficial interest in the land within the tract/sensitive area
and buffer. This interest includes the preservation of native vegetation
for all purposes that benefit the public health, safety and welfare. including
control of surface water and erosion. maintenance of slope stability. and
protection of plant and animal habitat.
The sensitive area tract/sensitive area and buffer imposes upon all present
and future owners and occupiers of the land subject to the tract/sensitive
area and buffer the obligation. enforceable on behalf of the public by the
City of Renton to leave undisturbed all trees and other vegetation within
the tract/sensitive area and buffer. The vegetation within the tract/sensitive
area and buffer may not be cut, pruned, covered by fill. removed or damaged
without approval in writing from the City of Renton Department of
Development Services or its successor agency.
The common boundary between the tract/sensitive area and buffer and the
area of development activity must be marked or otherwise flagged to the
satisfaction of the City of Renton prior to any clearing, grading, building
construction or other development activity on a lot subiect to the sensitive
area tract/sensitive area and buffer. The required marking or flagging shall
remain in place until all development proposal activities in the vicinity of
the sensitive area are completed.
MAINTENANCE RESPONSIBILITY: All owners of lots created by or benefiti11g f~om .
this City action abutting or including a native growt/1 protection ease.,ent ·a,-·e
responsible for maintenance and protection of the easement. Maintenance includes
ensuring that no alterations occur within the tract and that all vegetation
remains undisturbed unless the express written authorization of the City h~
been received.
ACCESS EASEMENT:
The owners of the land embraced within this plat. for valuable consideration.
receipt of which is hereby acknowledged. hereby grant and convey an access
easement over, across, and upon the private drainage easements shown on the
face of this plat, per an engineering plan approved by the City of Renton. a
Municipal Corporation of King County, for the project known as
Magnussen Plat for the City of Renton as grantee, to enter upon
said easement (s) for the purpose of observing and inspecting the facilities
to assure that the owner (s), their successors and assigns, are properly
operating and maintaining the drainage facilities pursuant to the above
referenced plan and contained within said easement area (s).
The covenants herein contained shall run with the land and are binding
upon the grantor (s), its heirs, and all subsequent owner (s) thereof, forever.
PRIVATE DRAINAGE EASEMENT:
The drainage facilities located within the drainage easements on Lots Li, 5, 6.
7 and 8 shall be owned, operated and maintained by the owners of Lots 3, Li. 5. 6,
7. 8, 9 and 10. The City of Renton shall have the right to enter said easements
to repair any deficiencies of the drainage facility in the event said Lot owners
are negligent in the maintenance of the facilities. and any such repairs shall
be at the said Lot owners· expense.
PRIVATE DRAINAGE EASEMENT:
The drainage facilities located within the drainage easements on Lots 43, 44. 45
and 46 shall be owned, operated and maintained by the owners of Lots "13, "14. "15
"16. 47, LIB and "19. The City of Renton shall have the right to enter said
easements to repair any deficiencies of the drainage facility in the event said
Lot owners are negligent in the maintenance of the facilities, and any such
repairs shall be at the said Lot owners expense.
LANDSCAPE EASEMENTS:
The landscaping lying within the west Li feet of Lots 1 and 33 shall be maintained
by the Laurel Crest Community Organization (HOA).
(Note: The 4 foot landscape easement is within and subJect to the 10 foot
utility easement described on this page.)

created upon the lots as shown on this plat. The owners of Lots B. 9. 10
and. 11 shall have an equal and undivided interest in the ownership of the
private access easement show on Lots B. 10 and 11. Lots 9. 10 and 11
shall have an equal and undivided interest in the. ownership and maintenance
responsibilities of the appurtenances. Responsibilities include the repair
and maintenance of the private access road. drainage pipes, storm water·
facilities within this easement. private signage and other infrastucture
not owned by the City of Renton or other utility providers. Maintenance
costs shall be shared equally by Lots 9, 10 and 11. Parking on the pavement
in the access easement is prohibited unless the pavement width is greater
than 20 feet.
The owners of Lots ILi, 15, 16 and 17 shall have an equal and undivided
interest in the ownership of the private access easement shown on Lots 1"1.
16 and 17. Lots 15 and 16 shall have an equal and undivided interest
in the ownership and maintenance responsibilities of the appurtenances.

UTILITY EASEMENT NOTES:
A private easement is hereby reserved for and granted to the City of
Renton, Puget Sound Energy Company, Qwest, Comcast, (other private
utilities), and their respective successors and assigns under and upon
all private streets, alleyways and private drives, the exterior 10
feet parallel with and adjoining the street frontage of all lots
and tracts and 5 feet parallel with and adjoining alleyways
and private drives. Further easements are reserved over private
lands for vaults, Pedestals and related facilities ("'Vault
Easements"') adjacent to the 5-foot wide utility easement reserved
in the preceding sentence as follows: the Vault Easement may occupy
up to an additional 5 feet in width (for a total width of 10 feet)
with the length of each Vault Easement extending 5 feet from each
end of the as-built vault (s). The number and location of Vault
Easements will be "'as installed"' during the utility·s initial
installation of facilities. The easements are reserved and granted

underground pipe, conduit, cables. wires, vaults and pedestals witr1
necessary facilities and other equipment for the purpose of serving

permitted to be placed within this easement unless the same shall
be underground. No permanent structure shall be placed within the
easement without permission from easement.owners. Those facilities
installed by the utility providers named above shall not require
permission from the other easement owners in order to install their
facilities.
Lot 30 is subject to a 10· x 10· underground electric easement
to Puget Sound Energy, as described in King County Auditor File
No. 20080213000918. No fencing shall be placed on the south
line of Lot 30 within said easement without prior written consent
from Puget Sound Energy.

convergence angle of 00"59'26.96'' counterclockwise was
applied at a copper nai I in concrete, incased, located
at the intersection of Union Avenue SE and NE 4th Street.
The monument is the Northwest corner of Section 15,

The North American Datum of 1983/1991 (NAO 83/91) grid

Know all people by these presents that we, the undersigned owners
of interest in the land hereby subdivided, hereby declare this to
be the graphic representation of the subdivision made hereby, and
do hereby dedicate to the use of the public forever all streets and
avenues not shown as private hereon and dedicate the use thereof
for all public purposes not inconsistent with the use thereof for
public highway purposes, and also the right to make all necessary
slopes for cuts and fills upon the lots shown thereon in the
original reasonable grading of said streets and avenues, and
further dedicate to the use of the public all the easements and
tracts shown on this plat for all public purposes as indicated
thereon, including but not 1 imi ted to parks, open space,
utilities and drainage unless such easements or tracts are
specifically identified on this plat as being dedicated or
conveyed to a person or entity other than the public, in which

DECLARATION OF COVENANT:
The owners of the land embraced within this plat. in return for the benefit
to accrue from this subdivision, by signing hereon covenant and agree to
convey the beneficial interest in the new private easements shown on this
plat to any and all future purchasers of the lots. or of any subdivisions
thereof. This covenant shall run with the land as shown on this plat.
DRAINAGE EASEMENT RESTRICTIONS:
Structures, fill, or obstructions (including but not limited to decks,
patios, outbuildings, or overhangs) shall not be permitted beyond the
building setback line or within the public drainage easements. Additionally,
grading and construction of fencing shall not be allowed within the
public drainage easements shown on this plat map unless otherwise approved
by the City of Renton.
TREE MAINTENANCE:
Trees located within the plat shall be maintained consistent with the City
of Renton's tree maintenance standards by the owners of the lot for which
the trees grow in. Trees located within the street right-of-ways shall
be maintained by the lot owners of the abutting lots.
RESTRICTIONS FOR NATIVE GROWTH PROTECTION
AREAS /SENSITIVE AREA TRACTS AND BUFFERS:
Dedication of a sensitive area tract/sensitive area and buffer conveys to
the public a beneficial interest in the land within the tract/sensitive area
and buffer. This interest includes the preservation of native vegetation
for all purposes that benefit the public health, safety and welfare, including
control of surface water and erosion. maintenance of slope stability, and
protection of plant and animal habitat.
The sensitive area tract/sensitive area and buffer imposes upon all present
and future owners and occupiers of the land subject to the tract/sensitive
area and buffer the obligation, enforceable on behalf of the public by, the
City of Renton, to leave undisturbed all trees and other vegetation within
the tract/sensitive area and buffer. The vegetation within the tract/sensitive
area and buffer may not be cut, pruned, covered by fill, removed or damaged
without approval in writing from the City of Renton Department of
Development Services or its successor agency.
The common boundary between the tract/sensitive area and buffer and the
area of development activity must be marked or otherwise flagged to the
satisfaction of the City of Renton prior to any clearing, grading, building
construction or other development activity on a lot subject to the sensitive
area tract/sensitive area and buffer. The required marking or flagging shall
remain in place until all development proposal activities in the vicinity of
the sensitive area are completed.
MAINTENANCE RESPONSIBILITY: All owners of lots created by or benefiting from
this City action abutting or including a native growth protection easement are ,---
responsible for maintenance and protection of the easement. Maintenance includes
ensuring that no alterations occur within the tract and that all vegetation
remains undisturbed unless the express written authorization of the City has
been received.
ACCESS EASEMENT:
The owners of the land embraced within this plat, for valuable consideration,
receipt of which is hereby acknowledged. hereby grants and conveys an access
easement over, across, and upon the private drainage easements shown on the
face of this plat, per an engineering plan approved by the City of Renton, a
Municipal Corporation of King County, for the project known as
Magnussen Plat for the City of Renton as grantee, to enter upon
said easement (s) for the purpose of observing and inspecting the facilities
to assure that the owner (s), their successors and assigns, are properly
operating and maintaining the drainage facilities pursuant to the above
referenced plan and contained within said easement area (s).
The covenants herein contained shall run with the land and are binding
upon the grantor(s), its heirs. and all subsequent owner(s) thereof, forever.
PRIVATE DRAINAGE EASEMENT:
The drainage facilities located within the drainage easements on Lots 4, 5, 6,
7 and 8 shall be owned, operated and maintained by said Lot owners. The City of
Renton shall have the right to enter said easements to repair any deficiencies
of the drainage facility in the event the owners of Lots 3, 4, 5. 6. 7. 8. 9
and 10 are negligent in the maintenance of the facilities, and any such repairs
shall be at the said Lot owners expense.
PRIVATE DRAINAGE EASEMENT:
The drainage facilities located within the drainage easements on Lots 43, 44,
45 and 46 shall be owned, operated and maintained by said Lot owners. The City of
Renton shall have the right to enter said easements to repair any deficiencies
of the drainage fac i 1 i ty in the event the owners of Lots 43, 44, 45, 46, 47, 48
and 49 are negligent in the maintenance of the facilities. and any such repairs
shall be at the said Lot owners expense.
LANDSCAPE EASEMENTS:
The landscaping lying within the west 4 feet of Lots 1 and 33 shall be
maintained by the Laurel Crest Community Organization (HOA).

feet parallel with and adjoining the street frontage of all lots
and tracts and 5.00 feet parallel with and adjoining alleyways
