Dear Mr. Roffey:
The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a.deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.

SUBJECT: REQUEST FOR MYLARS AND NOTICE OF LOT LINE ADJUSTMENT APPROVAL
Roffey Lot Line Adjustment/ LUA13-000623, LLA
Dear Mr. Roffey:
The City of Renton has finished reviewing your proposed lot line adjustment and is now ready
to approve and send the final version for recording. Please submit two sets of original signed
mylars and a check for $15.81 made out to Champion Couriers to my attention at the sixth
floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, June 26, 2013.
Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
RMC 4-8-110 and information on the appeal process may be obtained from the City Clerk's
Office, (425) 430-6510.

This project involves three single parcels ofland totaling an approximate area of0.67 acres.
The parcels are identified as portions of Lots 6, 7 and 8 of the Plat of Earlington and City of
Renton Lot Line Adjustment action number LUA 05-088-LLA and LND #30-0295 recorded
in King County under Auditor recording number 20050927900006. The project is situated on
the West end of the City of Renton. It is located within Southeast quarter of Section 13,
Township 23 North, Range 4 East W. M. The site is bounded on the north by SW 31<1 Street.
The closest intersection to the east would be Thomas Ave SW and the closest intersection
west would be Powell Ave SW. The property is bounded on the east, west and South by
single-family lots.
It is the intent of the applicant to adjust the Northerly lot line of Lot 3 North 16 feet, which is
the common boundary line between Lots I and 2. This will provide the full utilization of the
property. There is an existing 20' utility and access easement on the face of the recorded Lot
Line Adjustment that will be widen by 5 feet to the east to encomr.ass the existing asphalt
driveway servicing Lot 3. The proposed Lot Line Adjustment will not increase the number
oflots and the existing structures on both parcels will remain.
The current use of the existing parcel will be single family residences and will continue to be
consistent with the present zomng regulations.
The site is fairly flat and slopes to the Southerly portion of the site. There is no indication of
Steep slopes or other critical areas.
