Dear Mr. Follansbee,
The City has completed the review your proposed lot line adjustment and is now ready
to sign and send the final version for recording. Please submit two sets of an original
mylar and a check for $15.73 made out to CD&L to me at the sixth floor counter of City
Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm, July 27, 2006.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-
110. Additional information regarding the appeal process may be obtained from the
Renton City Clerk's Office, (425) 430-6510.

Th_e City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
Remove Item Nos. 11 through 19, inclusive, under the "SCHEDULE B -ORDER 609986"
block on Sheet 1 of 2. Taxes and Deeds of Trust are not noted on lot line adjustment
documents.
Note the bearing to center for the most northerly corner of Lot D.
If the access and utilities easement for Lot D is established and recorded, note the recording
number thereof on the drawing. However, if the access arid utilities easement for Lot D is
new and private, then note it as such on the drawing (Sheet 2 of 2). Since the reconfigured
lots created via this lot line adjustment are under common ownership at the time of recording,
there can be no new easement established until such time as ownership of the lots is
conveyed to others, together with and/or subject to specific easement rights.
Add the following Declaration of Covenant language on the face of the subject drawing .i[the
previous paragraph applies:
DECLARATION OF COVENANT:
The owners of the land embraced within this lot line adjustment, in return for the
benefit to accrue from this lot line adjustment, by signing hereon covenantand agree
to convey the beneficial interest in the new easement shown on this lot line
adjustment to any and all future purchasers of the lots, or of any subdivisions thereof.
This covenant shall run with the land as shown on this lot line adjustment.
The new and private access and utilities easement requires a "NEW PRIVATE
EASEMENT FOR INGRESS, EGRESS AND UTILITIES MAINTENANCE
AGREEMENT" statement to be noted on the lot line adjustment submittal. Note the
attachment on the submittal.
Addresses will be available next week.
Provide an explicit basis of bearing statement on the drawing.
Once the above changes have been made, please submit two copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for final
review and you will be notified when it is appropriate to submit the final mylars. If you have any

Comments for the Project Manager:
The proposed access easement to Lot D is recorded at the time that said Lot D is conveyed
to others, in tbe future. The reason to show the casement on the LLA document and to
have the Declaration of Covenant noted thereon (with the maintenance agreement), is to
provide future owners of Lot D with the assurance that said Lot D will be conveyed
together with the access easement. The declaration covenant puts the current owners of the
LLA on notice to acknowledge that the new easement will be forthcoming at the time of
recording.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
tbe following comments:
Comments for the Applicant:
Closure notes do not agree with the art. The geometry does not close. Provide bearings to center
at non-tangent intersections on the drawing.
Note the City of Renton land use action number and land record number, LUA-06-045-LLA and
LND-30-0309, respectively, on the drawing sheets in the spaces already provided.
The legal description for Parcel D identifies the centerline of vacated South 123'd Street as, in
part, the parcel boundary line. There is no reference to said centerline on the drawing (Sheet 2 of
2). City records indicate that said centerline is southerly and westerly of the Parcel D boundary
line as shown on said Sheet 2 of 2. Is there a discrepancy here?
It is suggested that the names of the "PARCELS" be changed on the lot line adjustment submittal.
EXAMPLE: "NEW PARCEL A" could be identified as LOT A, or other. The parcel names will
have to be revised under the "PARCEL AREA" block (Sheet 1 of 2) also.
The title of Sheet I of 2 is "6TH STREET LOT LINE ADJUSTMENT". The title of Sheet 2 of 2
is "RAINIER STATION LOT LINE ADJUSTMENT". Review and revise as needed.
Indicate what has been, or is to be, set at the new comers of the proposed parcels.
Note all easements, covenants and agreements of record on the drawing. Pacific Northwest Title
Company Plat Certificate, Order No. 609986, dated November 28, 2005, lists an easement, plat
restrictions, agreements, slope rights, and malters disclosed on two recorded surveys, none of
which are currently noted on the lot line adjustment submittal.

Note the plat name and lot numbers of the properties to the west and northwest of the subject
parcels.
What access rights does "PARCEL D" have~
The city will provide addresses for the proposed lots as soon as possible. Note said addresses on
the lot line adjustment drawing.
Note the scale of the "VICINITY MAP"(Sheet I of2).
All vested owner(s) of the subject lot line adjustment properties need to sign the final lot line
adjustment submittal. Include appropriate notary blocks as needed.
Note that if there are easements, restrictive covenants or agreements to others (City of Renton,
etc.) as part of this subdivision, they can be recorded concurrently with the lot line adjustment.
The lot line adjustment drawing and the associated document(s) are to be given to the Project
Manager as a package. The lot line adjustment will be recorded first (by King County). The
recording number(s) for the associated documcnt(s) are to be referenced on the lot line adjustment
drawing. Provide spaces for the recording numbers thereof.
Comments for the Project Manager:
What access rights does Parcel D have, should Parcel D be conveyed to others? Currently, there
does not appear to be an ingress, egress easement proposed for the future, making said Parcel
landlocked.

Dear Ms. Greene:
The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
Remove Item Nos. 11 through 19, inclusive, under the "SCHEDULE 8 -ORDER 609986"
block on Sheet 1 of 2. Taxes and Deeds of Trust are not noted on lot line adjustment
documents.
Note the bearing to center for the most northerly corner of Lot D.
If the access and utilities easement for Lot D is established an.d recorded, note the recording
number thereof on the drawing. However, if the access arid utilities easement for Lot D is
new and private, then note it as such on the drawing (Sheet 2 of 2). Since the reconfigured
lots created via this lot line adjustment are under common ownership at the time of recording,
there can be no new easement established until such time as ownership of the lots is
conveyed to others, together with and/or subject to specific easement rights.
Add the following Declaration of Covenant language on the face of the subject drawing [[the
previous paragraph applies:
DECLARATION OF COVENANT:
The owners of the land embraced within this lot line adjustment, in return for the
benefit to accrue from this lot line adjustment, by signing hereon covenant and agree
to convey the beneficial interest in the new easement shown on this lot line

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Closure notes do not agree with the art. Th,: geometry does not close. Provide bearings to center
at non-tangent intersections on the drmving.
Note the City of Renton land use action number and land record number, LUA-06-045-LLA and
LND-30-0309, respectively, on the drawing sheets in the spaces already provided.
The legal description for Parcel D identifies the centerline of vacated South 123'' Street as, in
part. the parcel boundary line. There is no reference to said centerline on the drawing (Sheet 2 of
2). City records indicate that said centerline is southerly and westerly of the Parcel D boundary
line as shown on said Sheet 2 of 2. Is there a discrepancy here?
It is suggested that the names of the "PARCELS" be changed on the lot line adjustment submittal.
EXAMPLE: "NEW PARCEL A" could be identified as LOT A, or other. The parcel names will
have to be revised under the "PARCEL AREA·· block (Sheet 1 of 2) also.
The title of Sheet I of 2 is "6'" STREET LOT LINE ADJUSTMENT". The title of Sheet 2 of 2
is "RAINIER STATION LOT LINE ADJUSTMENT". Review and revise as needed.
Indicate what has been, or is to be, set at the new corners of the proposed parcels.
Note all easements, covenants and agreements of record on the drawing. Pacific Northwest Title
Company Plat Certificate, Order No. 609986. dated November 28, 2005, lists an casement, plat
restrictions, agreements, slope rights, and matters disclosed on two recorded surveys, none of
which are currently noted on the lot line adjustment submittal.

adjustment submittal. Include appropriate notary blocks as needed.
