The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-06-022-LLA
and LND-30-0307, respectively, on the drawing sheets in the spaces already provided.
2. The City will provide addresses for the proposed Lots as soon as possible. Note said
addresses on the Lot Line Adjustment drawing.
3. Note that if there are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part of this lot line adjustment, they can be recorded concurrently with the lot
line adjustment. The lot line adjustment drawing and the associated document(s) are to be
given to the Project Manager as a package. The lot line adjustment will be recorded first (by
King County). The recording number(s) for the associated document(s) are to be referenced
on the lot line adjustment drawing. Provide spaces for the recording numbers thereof.
Once the above changes have been made, please submit three copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for final
review and you will be notified when it is appropriate to submit the final mylars. If you have any
questions regarding your application or the changes requested above, please contact me at (425)

The following Utility and Transportation comments concern the Environmental and
Development Application review for the subject project.
EXISTING CONDITIONS
WATER -The City of Renton does not provide water service to this site. Water District
90 is the service provider.
SEWER -There is an 8-inch sewer main at this location.
STORM -This project is within the Maplewood sub-basin; sub-basin of the Cedar River
drainage basin.
STREET-There are no existing curbs, gutters or sidewalks along the frontage of this
site.
CODE REOUIREMENTS AND CONDITIONS
There are no code requirements or conditions for the subject lot line adjustment.

To Whom It May Concern:
The following is presented to address the City's submittal requirements for a project
narrative regarding the Park Terrace Line Adjustment located at the intersection of 13812
SE 121st Street.
The purpose of this lot line adjustment is to create suitably sized parcels, to meet the
owner's needs and requirements for future development.
There are no "special site features" such as wetlands, water bodies or steep slopes that
affect the site, and no proposed code modifications are being requested along with this lot
line adjustment.
I trust that this will satisfy the City'S requirement regarding a project narrative for the
proposed lot line adjustment.
