The City of Renton has completed processing the above referenced lot line adjustment
and has forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership
of property. If necessary, prepare and record a deed transferring ownership of the portion
of land depicted in the lot line adjustment map. We recommend that the legal description
for this document be prepared by a surveyor. It is the applicant's responsibility to ensure
this document is properly prepared and recorded with the County.

The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording, sub1ect to the following:
Pursuant to the recently revised WAC 196-23-020; the expiration date now needs to be applied
manually, Any final document must contain the seal/stamp, handwritten license expiration date
by the licensee[,] signature and date ofsig11ature of the licensee who prepared or directly
supervised the work. For the purpose of this section "document" is defined as plans,
specifications, plats, surveys[,] as-built documents prepared by the licensee{,] and reports.
Please submit two sets ofan original signed mylar and a check for $15.73 made out to CD&L to
me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal
period from the date of this letter. Any appeals of the administrative decision must be filed with
the City of Renton Hearing Examiner by 5:00 pm, February 5, 2007.
Appeals must be filed in writing together with the required $75.00 application fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton City
Clerk's Office, (425) 430-6510.

Sonja J. Fesser and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Pursuant to the recently revised WAC 196-23-020; the expiration date now needs to be applied

Comments for the Project Manager:
We feel that it is inappropriate to use the boundary of an unbuildable tract (Tract B) to
create two buildable lots, where there is only one. Lot A is proposed for a short plat
currently. THE APPLICANT SHOULD JLST SHORT PLAT THE WHOLE
PROPERTY. If an application to short plat Lot A is submitted within five years of the
recording of this lot line adjustment, th is LLA is an attempt to circumvent the platting
statute and will not be approved by this office.

Request for Revisions
The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-06-117-
LLA and LND-30-0320, respectively, on the drawing sheets in the spaces already
provided.
2. Note all easements, agreements and restrictions ofrecord on the drawing submittal. That
portion of the Chicago Title Insurance Company Exhibit A, Escrow No. 1172525, title
report, that is attached to the Statutory Warranty Deed (recorded under Rec. No.
20051017000211) lists a number of easements, agreements and restrictions that are not
now noted under the "EXCEPTIONS FROM PLAT CERTIFICATE" block (Sheet I of
2). Additional easements, etc. can be found within the "SCHEDULE B" portion of the
Pacific Northwest Title Company Plat Certificate, Order No. 626158, dated August 22,
2006. Note all documents that pertain to the subject property in the "PLAT
CERTIFICATE" block on Sheet 1 of 2.
3. Note the plat name of the properties to the north, west and south of the subject parcel.
4. It would be best to name the reconfigured parcels as "Lot A" and Lot B" on the lot line
adjustment drawing (Sheet 2 of 2). "LOT" is not currently shown.
5. All references to "BOUNDARY''. as currently noted on the submittal, should be changed
to LOT.
6. Remove all references to asphalt, concrete, decks, pool, rockery, utility facilities and
other items not directly impacting the lot line adjustment.

8. Does the "SHED", noted on the south lme of the subject property, belong to the
applicant of this lot line adjustment request, or to the property owner to the south? Said
shed should be noted as "TO BE REMOVED", ifit has not been removed to date.
9. Note that ifthere are easements. restrictive covenants or agreements to others (City of
Renton, etc.) as part of this subdivision, they can be recorded concurrently with the lot
line adjustment document. The lot line adjustment document and the associated
document(s) are to be given to the Project Manager as a package. The lot line
adjustment document will be recorded first (by King County). The recording number(s)
for the associated document(s) are to be referenced on the lot line adjustment drawing.
Provide spaces for the recording numbers thereof.
Once the above changes have been made, please submit two copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for
final review and you will be notified when it is appropriate to submit the final mylars. If you

Fee Review Comments:
Lots within or affected by the lot line adjustment are subject to the city's special charges, if
any.
Comments for the Project Manager:
It is not clear, via the portion of the title chain that we reviewed, how "Tract B" of Winsper
II became a buildable lot (if it is buildable). and who conveyed it as such. "Tract B" was
established by the recording of Winsper 11, under Rec. 9803101024. Said tract was
encumbered by a Soos Creek Water Easement and Access Easement, per the plat. The
purpose of 'Tract B" does not appear to be stated anywhere. A Special Warranty Deed,
recorded under Rec. No. 19991001001410, conveyed said "Tract B" from Lang
Construction and Associates, LLC to Jon L. Newton, for the purpose of clearing title -if
there was a problem with the title, it was not disclosed. Some later conveying documents
identified said tract as a portion of 'Tract B. Check with the City Clerk's Office for the
Winsper II plat file.
We are not sure that it is appropriate to use the boundary of an unbuildable tract (Tract B)

Dear Development Services Staff:
This letter outlines the application for the Sled Lot Line Adjustment at 340 I Benson Dr
S. Renton WA. The proposal is to adjust the property lines between tract B and lot 46 of
the Winspur II Plat. The two parcels are 51,863 square feet in size.
The current zoning of the site and surrounding area is R-8. The current use of the site is
for one single family residence. The existing house and accessory buildings will remain
on the large lot and the smaller lot at the west side will be subdivided into two building
lots under a separate application being submitted along with this application.
The property fronts on South 34th ST. and Benson Dr S. Lot I will continue to access
from Benson Dr S and lot 2 will access from S 34th ST. The front yard of the existing
house presently faces north and accesses from a driveway from Benson Dr S. No change
in the front yard in proposed therefore a modification is being requested to consider the
front yard the same as now existing.
No trees will be required to be removed. The soils in the area are "gravelly sandy loam".

A steep slope is present near the southwest comer. This slope was created during the
construction of South 34th ST. No alteration of the slope will take place for the LLA.
