The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.
You may hasten the recording of this action by completing a real estate excise
exemption form, available from the King County Tax Assessor.

The City has finished reviewing your proposed lot line adjustment and is now ready to
approve and send the final version for recording. Please submit two sets of an original
signed mylar and a check for $15.73 made out to CD&L to me at the sixth floor counter
of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm, March 14,2007.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055. Appeals
to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton

The City has completed the initial review of your proposed lot line adjustment and has the
following comments:
1. Note the City of Renton land use action number and land record number, LUA-06-075-LLA
and LND-30-03l6, respectively, on the drawing, in the spaces already provided (upper left
comer of each sheet).
2. The legal description for Parcel No. 1323049056, as presented on the lot line adjustment
submittal, is incomplete and in error. Review and revise as needed.
3. Indicate what has been, or is to be, set at the new lot comer created at the intersection with
Oakesdale Ave SW.
4. Note all easements, covenants and agreements of record on the drawing, ifany. The
Statutory Warranty Deed (Rec. No. 20050615001528), by which the present property owners
acquired Tax Parcel #132304-9056, includes references to two covenants and an agreement.
If they are still pertinent, they should be noted on the drawing.
5. Note whether the properties to the southwest of the subject properties are platted (give plat
name and tract number) and/or unplatted.
6. Remove all references to concrete drives, concrete patio, concrete slab, rhododendron hedge
and other items not directly impacting the lot line adjustment. Do note encroachments.
Also, note the distance between the concrete patio to the southwest of the existing house and
the new common property line further to the south.
7. The city will provide an address for proposed Lot 2 as soon as possible. Note both addresses
on the lot line adjustment drawing.
8. All vested owners of the subject lot line adjustment properties need to sign the fmallot line
adjustment submittal. However, only one "DECLARATION" block is needed. Both owners
of the subject properties can sign under the one "DECLARATION" block (provide two
signature lines). One notary block can also suffice for both property owners, but add a notary

9. Note that ifthere are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part of this subdivision, they can be recorded concurrently with the lot line
adjustment. The lot line adjustment submittal and the associated document(s) are to be given
to the Project Manager as a package. The lot line adjustment will be recorded first (by King
County). The recording number(s) for the associated document(s) are to be referenced on the
lot line adjustment submittal. Provide spaces for the recording numbers thereof on said
submittal. It appears that the "18' XIS' ESM'T. TO CITY OF RENTON" (noted in the
upper left-hand corner of proposed Lot 1) falls within this category.
10. It is assumed that the 10'wide sanitary sewer easement for the benefit of Lot I (as shown over
new Lot 2) is both new and private. Since the newly reconfigured lots created via this lot line
adjustment will be under common ownership at the time of the recording of the lot line
adjustment, there can be no new easement established until such time as ownership of the lots
is conveyed to others, together with and/or subject to specific easement rights.
11. If the previous paragraph applies to this lot line adjustment, then add the following
Declaration of Covenantlanguage on the face ofthe lotline adjustment submittal:
DECLARATION OF COVENANT:
The owners afthe land embraced within this lot line adjustment, in return for the
benefit to accrue from this subdivision, by signing hereon covenant and agree to

13. Fee Review Comments: Lots within or affected by the lot line adjustment are subject to the
city's special charges, if any.
14. Utility Comments: Dual side sewers are not typically allowed by the City of Renton.
Approval from the City of Renton Wastewater Division and legal forms would be required.

The legal description for Parcel No. 1323049056, as presented on the lot line adjustment

We are seeking approval lot line adjustment (Dixon Lot Line Adjustment). Our
proposed adjustment is to our parcel #7882900190 (referred to as lot #2) which
is located along the western boundary of our parcel #1323049056 (referred to as
lot #1) on which our home sits at 150 Oakesdale Ave. S.W. in Renton.
We propose that the eastern boundary lot 2# be moved at a right angle to its
western boundary. As a result of this action:
• Lot #1 (lot upon which stands current residence) will have dimensions
measuring 77.86' x 148.00' x 90.06' x 147.50'
• Lot #2 will have dimensions measuring 62.00' x 147.50' x 62.00' x 147.50'
• The distance from the dwelling on Lot #1 from the new boundary of Lot
#2 will be 9.4'
• The square footage of Lot # 1 will be 12,114. square feet
• The square footage of Lot #2 will be 9145 square feet
• Lot density will be 4 dwelling units per acre
We currently occupy the residence on Lot #1 and plan to continue to do so.
