Dear Mr. Rozel:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording. Please submit two sets of an original signed mylar and a
check for $15. 73 made out to CD&L to me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed hy all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legihlc so that King County will
promptly record the lot line adjustment
This decision to approve the proposed lot line adjustment is subject to a fourteen ( 14) day appeal
period from the date of this letter. Any appeals of the administrative decision must be filed with
the City of Renton Hearing Examiner by 5 :00 pm, January 24, 2007.
Appeals must be filed in writing together with the required $75.00 application fee at the City
Clerk's Office, 7th Floor, Renton City Hall, I 055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the City Clerk's
Office, ( 425) 430-6510.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced submittal and have the following
comments:
Comments for the Applicant:
The Lot Line Adjustment document should be numbered (Sheet 1 of 2, Sheet 2 of2).
The distance and bearing between City of Renton Mon #415 and Mon #418 is missing. In
addition, there are not enough dimensions and bearings noted, between said Mon numbers and the
subject property, to provide adequate data for a geometry check.
Currently, the existing addresses for both of the underlying parcels are noted on the
drawing. 61 7 Cedar Ave S. is the address for the one combined lot. Remove the second
address from the drawing (Sheet 2 of 2).
Please note which existing buildings will be demolished upon approval of the final lot line
adjustment. Renton Municipal code does not allow for two dwelling units on the same lot
in the R-8 zone.
Both lots and both houses are noted as 6075 square feet. Is this correct? If not, please
revise with accurate square footag1e.
Please list the tax parcel identification number for the combined lots.

Dear Ms. Rozel:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-
06-103-LLA and LND-30-0319, respectively, on the drawings in the spaces
already provided. NOTE: The type size used for the land record number should
be smaller than that used for the land use action number.
2. Directly tie to the City of Renton Survey Control Network. The geometry will be
checked by the city when the tie·s have been provided.
3. There is no need to note the "NEW LEGAL DESCRIPTION PARCEL 1• block
(Sheet 1 of 2) on the submittal. The city does not review such legals since upon
the recording of this lot line adjustment the property can be described as: "LOT 1
of City of Renton Lot Line Adjustment No. LUA-06-090, as recorded under King
County Recording No. •. It is suggested that the name of the
new lot be changed from "PARCEL" to LOT.
4. Note discrepancies between bearings and distances of record and those
measured or calculated, if any.
5. Note all easements, covenants and agreements of record on the drawing, if any.
6. Note the plat name and tract numbers of the properties to the north, south and
west of the subject parcel.
7. Note the bearing and dimension for the west side of the subject property.
8. The city will provide an address for the new proposed lot as soon as possible.
Note said address on the lot line adjustment drawing.

10. All vested owner(s) of the subject lot line adjustment need to sign the final short
plat drawing.
11. The declaration block references a "BOUNDARY LINE ADJUSTMENT". Change
this reference and all others, if any, to LOT LINE ADJUSTMENT.
12. Note that if there are easements, restrictive covenants or agreements to others
(City of Renton, etc.) as part of this subdivision, they can be recorded
concurrently with the lot line adjustment. The lot line adjustment drawing and the
associ.ated document(s) are to be given to the Project Manager as a package.
The lot line adjustment will be recorded first (by King County). The recording
number(s) for the associated document(s) are to be referenced on the lot line
adjustment drawing. Provide spaces for ttie recording numbers thereof.
13. Please note that once the lot line adjustment has.been approved, the total lot
square footage will be 12150 feet. In this zone, maximum bLiilding lot coverage
is 2500 square feet or 35% oflhe'lol size (4252.5,0 square feet), whichever is
