City of Renton Planning Division
The following three home owners living across the street from the Blue Fern Development
proposed 65 new townhome community project have listed our following concerns. We are
requesting you consider our concerns which were brought to our attention after attending their
December 15, 2016 informal meeting. Their plan is to start in 2018 developing the 65 New Town
houses with the intent of selling each Town house which will be located across the street from
our residential area.
We have the following concerns.
We are concerned about our water level changing because of the amount of water the above 65
New Town Homes will be using, on a daily bases.
We will be unable to turn left on our side of the street because of the amount of traffic that the
Blue Fern Development will have created from their 65 new townhome community project.
Remember there are already cars coming up the hill and going down the hill from the corner of
Renton Avenue South and S 132nd Street and coming from MILK Hwy 900 road heading in the
direction of Renton Avenue South. The developer should put in a STOP sign on their side of the
street, as well as a STOP sign on our side of the street. Then we will be able to HONOR the first
come the right of way to access S 132nd Street heading in either the North or South direction.
At the developers meetings we were told to expect 3 park sections in their 4.5 acre development
on the Renton Avenue South side of their development. We again, told them our CONCERN
regarding the HUGH amount of traffic that will added on, and that we are currently enduring.
The developer told me NO WORRIES that we would be allowed access into their 3 park
sections. When in FACT this development will have an Association Committee that would VOTE
to EXCLUDE Non Townhome owners access to their 3 park sections.
We are not looking forward to the INCONVIENCE of having to wait in line to leave and return to
our homes while this development is in process. Having a Local Access Lane would that care of
that problem. Because that lane would be ONLY for the residences living on our street.
Question, what will it cost us to hook up to the main sewage line?
Will the ones who have chosen not to hook up be penalized when they decide to hook up, at a
later date?
If for any reason a problem such as raw sewage ending up in our soil, our creeks or, on our
property anywhere, we will expect the City of Renton to immediately fix the problem because
this will be an unsanitary issue and a health hazard.
These are the concerns. Please address our issues and notify us of your decisions.
Sincerely,
DEC 2 3 2016
