Format and Legal Description Review
I have reviewed the above referenced lot line adjustment submittal and have the following
additional comments:
Comments for the Applicant:
On Sheet 1 of 2, correct the spelling of the word DEVELOPMENT, as noted in the City of
Renton "APPROVALS" block. Also, in the "SCALE" box (lower right-hand corner of said
Sheet) insert a "N/ A" (the scale is not applicable to this drawing sheet).
On Sheet 2 of 2, extend the southerly lot line of"LOT I" of the lot line adjustment to the
west, and extend the southerly line of Lot 1, Block 16 of the plat of Earlington (Volnme 14,
Page?) to the east. Said extensions need not be very long in length -just long enough to
indicate that the northerly line of the Burlington Northern Railroad extends beyond the lot
line adjustment parcels in both directions.
See the attachment for changes needed to the "LEGEND" block on Sheet 2 of 2.
Note that the lines representing sidewalks, patios, etc. on "LOT 1" and accompanying
setback dimensions, should be removed from Sheet 2 of 2.

I have reviewed the above referenced lot line adjustment submittal and have the following
additional comments (additional to the comments already made in the July 7, 2009 memo).
Comments for the Applicant: -At this time, the city cannot approve the latest submittal. Said submittal does not contain t· , .. _ ·.

a portion of Sheet 2 of 2 for a suggested fix. NOTE: The inverse between COR I 05g,.,,m "f·.'.,
754 is 2636.91 feet The calculated inverse from ties on Sheet 2 of2 is ;ui2 l.54 foci. 'fhe
ties need to be recomputed before this project can be entered into the City data base. If the
applica11t's surveyor has questio11S concerning this fix, he can contact Neil Cabbage at
PACE Engineers, Phone: 206.41.1855.
The dimensions on Sheet 2 of 2, for the revised lots, were checked and agree with
calculated values.
Screened lines and text, if any, are not acceptable for recording.
Add missing centerline data and distances from Geoda1um offset points to lot lines
projected northerly.
Include the various "line types" used in this lot line adjustment in the "LEGEND" block
(Sheet 2 of 2).

Format and Legal Description Review
I have reviewed the above referenced lot line adjustment submittal and have the following
comments:
Comments for the Applicant:
The indexing information, as shown, is still incorrect. The subject properties are located /
within a portion of the Southwest qµarter of the Southwest quarter of Section 18 AND also V
within a portion of Government Lot 14 in Section 18. Government Lot 14 is !!21 in the
Southwest quarter of the Southwest quarter of Section 18.
There are still symbols representing various utilities facilities on Sheet 2 of 2. Remove
them from the drawing (noted along the concrete sidewalk between SW 5th Place and the
subject lot line adjustment property).
It is difficult to see the lot lines as currently shown on the submittal. Maire the lines
bordering "LOT l" all heavy, solid lines. Change the reference to "BOUNDARY LINE
ADJUSTMENT'' (along the easterly side of said "LOT l "), to NEW LOT LINE. Make the
lines surrounding the "BNSF RIGHT OF WAY' acquisition parcel all heavy, solid lines
EXCEPT along the line bordering the BURLINGTON NORTHERN RAILROAD parcel,
which should be a heavy dMhed line.
Note the scale I" = 20' next to the graphic scale on Sheet 2 of 2. Also note the scale in the
"SCALE" block (lower right hand corner of both drawing sheets).

I have reviewed the above referenced lot line adjustment submittal and have the following
additional comments (additional to the comments already made in the July 7, 2009 memo).
Comments for the Applicant:
At this time, the city cannot approve the latest submittal. Said submittal does not contain
sufficient data to enter the parcels into the City of Renton data base. See the attachment of
a portion of Sheet 2 of 2 for a suggested fix. NOTE: The inverse between COR 1056 and
754 is 2636.91 feet. The calculated inverse from ties on Sheet 2 of 2 is 2624.54 feet. The
ties need to be recomputed before this project can be entered into the City data base. If the
applicant's surveyor has questions concerning this fix, he can contact Neil Cabbage at
PACE Engineers, Phone: 206.41.1855.
The dimensions on Sheet 2 of 2, for the revised lots, were checked and agree with
calculated values.
Screened lines and text, if any, are not acceptable for recording.
Add missing centerline data and distances from Geodatum offset points to lot lines
projected northerly.
Include the various "line types" used in this lot line adjustment in the "LEGEND" block
(Sheet 2 of 2).
See the copies of Sheets I and 2 of2 for other miscellaneous edits.

I have reviewed the above referenced lot line adjustment submittal and have the following
comments:
Comments for the Applicant:
The indexing information, as shown, is still incorrect. The subject properties are located
within a portion of the Southwest quarter of the Southwest quarter of Section 18 AND also
within a portion of Government Lot 14 in Section 18. Government Lot 14 is not in the
Southwest quarter of the Southwest quarter of Section I 8.
There are still symbols representing various utilities facilities on Sheet 2 of 2. Remove
them from the drawing (see Sheet 2 of2 for circled items).
lt is difficult to see the Jot lines as currently shown on the submittal. Make the lines
bordering "LOT 1" all heavy, solid lines. Change the reference to "BOUNDARY LINE
ADJUSTMENT" (along the easterly side of said "LOT I"), to NEW LOT LINE. Make the
lines surrounding the "BNSF RIGHT OF WAY" acquisition parcel all heavy, solid lines
EXCEPT along the line bordering the BURLINGTON NORTHERN RAILROAD parcel,
which should be a heavy dashed line.
Note the scale I"= 20' next to the graphic scale on Sheet 2 of 2. Also note the scale in the
"SCALE" hlock (lower right hand corner of both drawing sheets).
Nothing appears to have been set at the SW corner of"LOT l ", although rebar/cap
"GEO DA TUM 31976/38964" was found slightly to the north and east of said corner. Need
something be set?
Replace "BOUNDARY" with LOT in the "LAND SURVEYOR'S CERTIFICATE" block
(Sheet 2 of 2).
The acknowledgment block for Burlington Northern Railroad should be appropriate for a
corporation, not an individual, as is currently shown.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following additional comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-09-053-
LLA and LND-30-0351, respectively, on the drawing sheets in the spaces already provided.
Provide a bearing to center at the points of intersection of the lot I ines and the arc of the
curve of the BNSF right of way. The geometry will be checked when that information is
provided.
The indexing information noted on both drawing sheets is incomplete. Said property is also in
Government Lot 14 of said Section 18.
Include a statement of equipment and procedures used, per WAC 332-130-100.
Note all easements, covenants and agreements ofrecord on the drawing.
On the final lot line adjustment submittal, remove all references to utilities facilities, walks,
decks, concrete sidewalks, gravel, concrete drives and other items not directly impacting the lot
line adjustment.
Do note encroachments, if any.
The subject property does not fall within Zone 2 of the City of Renton Aquifer Protection Area.
Therefore, the Aquifer Protection Notice block does not need to be noted on the lot line
adjustment submittal.
Separate the approval block for the City of Renton from that of King County by inserting a
horizontal line between the two in the "APPROVAL" block (Sheet I of2), or noting them side by
side.

Note the existing property lines that are not changing as solid lines, not a dashed line. Make the
"OLD LOT LINE" a dashed line. Make the "LOT LINE ADJUSTMENT" line a heavy dashed

All vested owner(s) of the subject lot line adjustment properties need to sign the final lot line
adjustment submittal. This lot line adjustment requires three signature lines and three
acknowledgment blocks if Fulmore, Bertellotti and BNSF Railway Company are to sign as the
current owners of the subject properties.
The "DECLARATION" block should be titled "OWNER'S DECLARATION". The reference to
"BOUNDARY LINE ADJUSTMENT", as noted within said block, should be changed to LOT
LINE ADJUSTMENT.
The reference to "CURRENT ZONING: RESIDENTIAL MULTIFAMILY (RM-F)" should be
removed from Sheet I of 2.
It is suggested that the new name of the reconfigured property "LOT A" be noted as something
more distinguishable than "NEW LOT A", e.g. Lot I.
The "APPROVAL NOTES" block (Sheet I of 2) should be removed. The exemption noted is for
King County, not the City of Renton.
Remove the reference to "BRUSH VACANT LAND" as noted on underlying Lot 2 of Block 16,
Earlington (Sheet 2 of 2).
Note that if there are easements, restrictive covenants or agreements to others (City of Renton,
etc.) as part of this lot line adjustment, they can be recorded concurrently with the lot line
adjustment. The lot line adjustment submittal and the associated document(s) are to be given to

After reviewing the materials submitted for the BNSF/Bertellotti & Fulmore Lot Line Adjustment
application, staff has determined that the application is incomplete according to the City's
submittal requirements as outlined in RMC 4-8-120(. The following information is required to
accept the application as complete:
• The LLA Plan set shall be modified as follows in order to be in compliance with the submittal
requirements:
o The name of the proposed LLA shall be consistent throughout the application
documentation. The materials provided indicated three different names, which
are BNSF LLA, BNSF Access @ SW 5th Place, and BNSF/Bertellotti & Fulmore LLA.
Please identify what name you would like to use for this project and use that on
the face of the LLA plan set.
o "Old" lot lines(s) and "new" lot line(s) shall be clearly labeled and a different line
type shall be used for old and new lot lines. The provided plan set used one line
type for old and new lot lines.
o The gross square footage of existing Lot A was not identified on page 2 of 2.
Please add this information to this page.
o Ground floor square footage of all structures shall be identified on the plan set.
Please provide the ground floor square footage of the existing duplex on Lot A.
In addition, please identify that the structure is a duplex and if there is an
additional address for the two residences please indicate this address as well.
o Please identify the location, dimensions, and square footage of any existing
structures to remain, and dimensioned distances to the "new" property lines
from all structures to remain.
o The "Approval" box indicates that this LLA is being completed in King County,
please change to City of Renton the signature should be "Administrator of the
Department of Community and Economic Development"
o The "Current Zoning" is incorrect and shall be changed to Residential Multi-
family (RM-F)

• The plan set provided indicates a subdivision not a lot line adjustment. In order for this
application to be consistent with the lot line adjustment provisions of the Renton Municipal
Code a "new" lot cannot be created. The plan sets provided indicates that a new Lot B is
being created. Please amend the plan sets to eliminate any language that discuss "new Lot
B" and replace it with Burlington Northern railroad right-of-way and the "Transfer Legal
Description: (Lot B)" shall be removed from page 1 and be replaced with an existing legal
description of the BNSF railroad right-of-way. Please provide 5 copies of the updated plan
sets.
• Please provide 3 copies of complete field calculations and computations noted for the plat
and details (if any) of all distances, angles, and calculations together with information on
the error of closure. The error of closure on any traverse shall not exceed 1' in 10,000'.
