The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.

For the purpose of constructing, reconstructing, installing, repairing, replacing, enlarging, operating and
maintaining Water Line utilities and utility pipelines, together with the right of ingress and egress thereto without
prior institution of any suit or proceedings of law and without incurring any legal obligatfon or liability therefor.
Following the initial construction of its facilities, Grantee may from time to time construct such additional
facilities as it may require. This easement is granted subject to the following terms and conditions:
l. The Grantee shall. upon completion of any work within the property covered by the easement. restore the surface of
the earement, and any private improvements disturbed or destroyed during execution or the work, as nearly as
practicable to the condition they were in immediately before commencement of the work or entry by the Grantee.
2. Granter shall retain the right to use the surface of the easement as long as such use does not interfere with the easement
rights granted to the Grantee.
Grantor shall not, however, have the right to:
a Erect or maintain any buildings or structures within the easement, or
b. Plant trees, shrubs or vegetation having deep root patterns which may cause damage to or interfere with the
utilities to be placed within the easement by the Grantee; or
c. Develop, landscape, or beautify the easement area in any way which would unreasonably increase the costs to
the Orantee of restoring the easement area and any private improvements therein.
d. Dig. tunnel or perform other forms of construction activities on the property which would disturb the
compaction or unearth Grantee's facilities on the right-of-way, or endanger the lateral support facilities.
c. Blast within fifteen (IS) feet of the right-of-way.
This easement shall run with the land described herein, and shall be binding upon the parties, !heir heirs,
successors in interest and assigns. Grantors covenant that they are the lawful owners of the above properties and
that they have a good and lawful right to execute this agreement.
By this conveyance, Granter will warrant and defend the sale hereby made unto the Grantee against all and every
person or persons, whomsoever, lawfully claiming or to claim the same. This conveyance shall bind the heirs.

Washington, having 7.50 feet of such width lying on each side of the following described centerline:
COMMENCING at the Northwest corner of said Lot 2;
THENCE South 00° 57' 26" West, 48.43 feet along the West line of said Lot 2 to the TRUE POINT
OF BEGINNING of herein described centerline;
THENCE South 89° 59' 55" East, 9.40 feet to the terminus.

centerline intersection of N.E. 4th Street and Union Avenue N.E.;
THENCE along the centerline of said Union Avenue N.E. and the Section line common to said

• Use Tax is due on personal property purchased without payment of the sales tax. Use Tax may be reported on your Combined Excise Tax
Return or a Consumer Use Tax Return, both available at http://dor.wa.gov.
• If you are claiming a tax exemption, cite the specific Washington Administrntive Code (WAC) number, section and subsection and provide a
brief explanation. Most tax exemptions require specific documentation. Refer to the appropriate WAC to determine documentation
requirements. Chapter 458-6IA WAC is available online at http://dor.wa.gov.
• Enter the type of document (quit claim deed, statutory wananty deed, etc.), and date of document (MM/DD/YYYY)
• Enter the selling price of the property.
Selling price: For tax purposes, the selling price is the true and fair value of the property conveyed. When property is conveyed in an ann's length
transaction between unrelated persons for valuable consideration, there is a presumption that the selling price is equal to the total consideration paid
or contracted to be paid, including any indebtedness. Refer to RCW 82.45.030 for more infonnation about selling price.
• Deduct the amount of personal property included in the selling price.
• Deduct the amount of tax exemption claimed per chapter 458-61A WAC.
Due Date, Interest and Penalties: Tax is due at the time of sale/transfer. If tax is not paid within one month of the date of sale/transfer, interest
and penalties will apply. The interest rate is variable and determined per RCW 82.32.050. Delinquent penalties are 5% one month after the due
date; 10% two months after the due date; and 20% three months after the due date. (RCW 82.45.100)
State Technology Fee -A $5.00 Electronic Technology Fee that is due on all transactions.
Affidavit Processing Fee-A minimum of$5.00 shall be collected in the form of tax and processing fee. A processing fee is due on all transactions
where no tax is due and on all taxable trnnsactions where the tax due is less than $5.00.
Section 8:
Both grantor (seller) and grantee (buyer), or the agent of each, must sign this form, certifying that all the information provided is correct. Note:
Original signatures required on the ''County Treasurer" copy. Signatures may be required on the "Assessors" copy. Check with your county.
Where to send completed forms:
Completed forms should be submitted to the County Treasurer's or Recorder's Office where the property is located.
Audit:
Information you provide on this form is subject to audit by the Department of Revenue. Underpayments of tax will result in the issuance
of a tax assessment with interest and penalties. Note: in the event of an audit, it is the taxpayers· responsibility to provide documentation
to support the selling price or any exemption claimed. This documentation must be maintained for a minimum of four years from
date of sale. (RCW 82.45.100)

Dear Mr. Sadr:
The City of Renton has finished reviewing your proposed lot line adjustment and is now
ready to approve and send the final version for recording. Please submit two sets of
original signed mylars and a check for $15.81 made out to Champion Couriers to my
attention at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative
decision must be filed with the City of Renton Hearing Examiner by 5:00 pm, September
17, 2009.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals
to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal
and have the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-09-084-LLA and
LND-30-0353, respectively, on the drawing sheets. The type size used for the land record
number should be smaller than that used for the land use action number.
Show the dedication parcel on the lot line adjustment drawing (Sheet 2 of 2) and provide a
space for the recording number thereof.
Note on the drawing (Sheet 2 of 2) the most recent subdivision pursuant to Rec. No.
20010818900001 for the property to the east of the subject lot line adjustment.
Note the existing addresses for the two proposed lots on the LLA submittal. The old address
that is not going to be used should be removed from the drawing (Sheet 2 of 2).
Note that the city official signing the final lot line adjustment submittal is the Administrator,
Department of Community and Economic Development. Make changes to the City of Renton
"APPROVALS" block as needed (Sheet 1 of 2). The Public Works Administrator no longer signs
for the city on lot line adjustments.
If "PARCEL C" (under the legal descriptions block) is not a legal lot, then it should not be
included in said block.
It would be better if the names of the two resulting lots (on Sheet 2 of 2) were distinctly
different from those noted in the legal description block; e.g. Lot 1, Lot 2 or other.
Include a "LEGEND" with the drawing to identify patterned areas, different lines, etc.
Remove Item No. 5 from the "Surveyor's Notes" block. Zoning information does not directly
impact the lot line adjustment.

The Native Growth Protection Easement (NGPE) identifies the wetland and buffer area. The creation
of the Native Growth Protection Easement (NGPE) conveys to the public a beneficial interest in the

For the purpose of constructing, reconstructing, installing, repairing, replacing, enlarging, operating and
maintaining Water Line utilities and utility pipelines, together with the right of ingress and egress thereto without
prior institution of any suit or proceedings of law and without incurring any legal obligation or liability therefor.
Following the initial construction of its facilities. Grantee may from time to time construct such additional
facilities as it may require. This easement is granted subject to the following terms and conditions:
1. The Grantee shall, upon completion of any work within the property covered by the easement, restore the surface of
the easement, and any private improvements disturbed or destroyed during execution of the work, as nearly as
practicable to the condition they were in immediately before commencement of the work or entry by the Grantee.
2. Grantor shall retain the right to use the surface of [he easement as long as such use does not interfere with the easement
rights granted to the Grantee.
Grantor shall not, however. have the right to:
a. Erect or maintain any buildings or structures within the easemenl; or
b. Plant trees, shrubs or vegetalion having deep root patterns which may cause damage to or interfere with the
utilities to be placed within the easement by the Grantee; or
c. Develop, landscape, or beautify the easement area in any way which would unreasonably increase the costs to
the Grantee of restoring the easement area and any private improvements therein.
d. Dig, tunnel or perform other forms of construction activities on the property which would disturb the
compaction or unearth Grantee's facilities on the right-of-way, or endanger the lateral support facilities.
e. Blast within fifteen (15) feet of the right-of-way.
This easement shall run with the land described herein, and shall be binding upon the parties, their heirs,
successors in interest and assigns. Grantors covenant that they are !he lawful owners of the above properties and
that they have a good and lawful right to execute this agreemenl.
By this conveyance, Grantor will warrant and defend the sale hereby made unto the Grantee against all and every
person or persons, whomsoever, lawfully claiming or to claim the same. This conveyance shall bind the heirs,
executors, administrators and assigns forever.

c. Develop, landscape, or beautify the easement area in any way which would unreasonably increase the costs to
the Grantee of restoring the easement area and any private improvements therein.
d. Dig, tunnel or perform other fonns of construction activities on the property which would disturb the
compaction or unearth Grantee's facilities on the right-of-way. or endanger the lateral support facilities.
e. Blast within fifteen (15) feet of the right-of-way.
This easement shall run with the land described herein, and shall be binding upon the parties, their heirs,
successors in interest and assigns. Grantors covenant that they are the lawful owners of the above properties and
that they have a good and lawful right to execute this agreement.
By this conveyance, Grantor will warrant and defend the sale hereby made unto the Grantee against all and every
person or persons, whomsoever, lawfully claiming or to claim the same. This conveyance shall bind the heirs,
executors, administrators and assigns forever.
