Utility services may be upgraded within existing easement areas. The project does not require new dry utility easements. Easements for water line extensions (fire) will be required across the Applicant’s separate tax parcel to the north and west. Water line extension easements will be initiated once civil engineering design is complete. The easement grantor/grantee are the same ownership interests. Recorded easements are included in Section 13 of this PPUD submittal. Access easements The site has recorded access to South Grady Way and to South Renton Village Place. Recorded easements are included in Section 13 of this PPUD submittal. Two additional construction/access easements are requested, one from the Applicant’s separate tax parcel to the north and one from the adjoining owner of the Triton Towers Office Park . A copy of the easement across Triton Tower 1 is attached. The Grantor of the access easement across The Evergreen Building (RVA OFFICE LLC) parcel is the same ownership interest as RVA CINEMA LLC. RVA OFFICE LLC and will grant the access easement once civil engineering design is complete. Parking Easements RMC requires parking capacity of 270 stalls. 258 stalls are provided on-site. 12 off-site parking stalls immediately north of the Via 405 entrance are provided with an existing reciprocal easement. Copies of recorded parking easements are included in Section 13.
