After further review of your projects and RMC 4-1-190 Impact Fees, since the original building permit (1316001848) has been kept active for renovation of the building, staff can support a credit of the existing use. This will result in no impact fee required for veterinary clinic and we will remove the fee currently applied to that permit. Once the Certificate of Occupancy (CO) for the Building Permit B16001848 is issued, which is required to occupy the tenant spaces, the 3-year period will begin for the remaining portion of the building. Therefore, if the remaining portion of the building remains vacant more than 3 years following the CO, then you will not receive credit for the existing use.
