Task 1: Study Area Definition and Maps:
This Level 1 Downstream Analysis is submitted as required by Core Requirement #2, Section 1.2.2 , of
the 2005 KCSWDM . Core Requirement #2 requires a qualitative analysis of upstream and downstream
drainage conditions with an initial project submittal.
The proposed Sapia Short Plat consists of approximately 47,916 square feet (1 .1 acres) of land located at
18311-116th Avenu e SE. This proposed project consists of subdividing an existing single family parcel
(ta x pa rcel# 3223059014) into 7 lots total through the King County Short Subdivision Process. The
existing parcel is zoned R-8-SO. The project site is located in the NW Quarter of Section 4, Township 22
N, Range 5 E , WM , King County, Washington and is shown on the vicinity map below.

The existing rectangular shaped lot consists of a res idential home, detached g arage a nd small sheds.
The lot is currently accessed from a gravel driveway off of 116th Ave. SE. The site g ently slopes (5
percent max.) from west to east to a roadside ditch a long the west s ide of1161
h Ave. S E. The existing lot
currently consists mainly of a n overgrown grass lawns and small orchi d located in the rear yard. The
soils on the site are mapped per King County Soils Survey as Alderwood soils (AgB), see soils map

Although there have been many drainage comments only one was due to flooding problems. Thi s
complaint was made over 15 years ago and the downstream drainage course of the project site conveys
runoff away from the Panther Lake basin. See the drainage compliant table below.
