HomeMy WebLinkAboutPN_Project_Narrative_180308_v12380n.002 Narrative Project Narrative CHO SHORT PLAT Woong Hee Cho and Hee Young Cho, owners of King County Parcel 619840-0341 also known as 11840 SE 192nd Street, Renton, WA propose to subdivide a 44,296 square foot Parcel in the Soos Creek Community Planning Area into 3 single-family residential building lots. The proposed development includes Tract A (3,667 square feet) for access and utilities. The R-4 Zoning allows for 4 dwelling units per acre, with a minimum lot size of 9,000 square feet. The proposed lots range from 11,194 square feet to 13,309 square feet which satisfies this zoning requirement. The Project is in the R4 Zone as are all contiguous neighboring properties. The project site does not have Open Space or Recreational Space Requirements. The existing house and detached sheds will be removed as a part of this proposed development. The current use of this Parcel is SFR and no change is proposed for its use. The Project proposes a new 8” Sewer Main in SE 192nd Street that will also extend into Tract A. A 8” Water Main is also proposed in Tract A from SE 192nd Street. A 10’ Private Utility Easement is also proposed. Access to all 3 lots is proposed from SE 192nd Street with a 20’ driveway approach into Tract A. 8 Foot wide Tract B is established for the purpose of a Landscape Buffer. Frontage Improvements along the property frontage shall be in accordance with City of Kent design and construction standards. A 16 foot right of way dedication to the City of Renton on the entire frontage of SE 192nd Street. A loose estimated construction cost would be in the $200K range – it is early to have done an Engineer’s Cost Estimate. Estimated quantity Cut is 469 CY and estimated quantity Fill is 240 CY. Type of fill material has not been determined as yet but likely it would be the same material from cut will be used for backfill and fill around the proposed detention CMP pipe. See Tree Retention Plan and Worksheet for number, type and size of trees to be removed. An Infiltration Assessment dated October 2, 2017 by Cascade Geotech NW was performed and prepared and is included with this submittal. See Appendix A of said report.
