OF TITLE SEARCH CONDUCTED ON JANUARY 16, 2013.
4. THE LEGAL DESCRIPTIONS FOR THIS PROPERTY AND THE PROPERTIES TO THE NORTH HAVE PRODUCED A
GAP BETWEEN THE LOTS. AFTER PERFORMING A CHAIN OF TITLE SEARCH I HAVE CONCLUDED THAT THIS PARCEL
WAS THE LAST PARCEL TO BE DESCRIBED AS THE OWNERS (ALBERT J. AND FLORENCE 0. OWENS) WERE
SELLING PORTIONS OF THE PARENT PARCEL (TRACT 1, BLOCK 2 OF AKER'S FARMS NO. 6). THE DESCRIPTION
OF THIS PARCEL SHOULD HAVE BEEN LOT 1, BLOCK 2 OF AKER'S FARMS NO. 6, LESS THE SOUTH 308 FEET,
LESS THE NORTH 102 FEIT THEREBY ELIMINATING THE GAP BETWEEN THE TWO PARCELS. THIS BOUNDARY
REFLECTS THIS CORRECTED ERROR AND IT ALSO MATCHES KING COUNTY'S ABBREVIATED LEGAL DESCRIPTION.
5. THE FRONT YARD OF LOT I WILL BE ORIENTED TO 114TH AVENUE SE AND THAT THE FRONT YARDS OF
PROPOSED LOTS 2 AND J WILL BE ORIENTED TOWARD THE ACCESS EASEMENT ON THE NORTH SIDE OF THE SITE.
PRIVATE ACCESS AND UTILITIES MAINTENANCE AGREEMENT:
NEW PRIVATE EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS IS TO BE CREATED UPON THE SALE OF LOTS SHOWN ON THIS
SHORT PLAT. THE OWNERS OF LOTS 2 AND J SHALL HAVE AN EQUAL AND UNDIVIDED INTEREST IN THE OWNERSHIP AND
RESPONSIBILITY FOR MAINTENANCE OF THE PRIVATE ACCESS EASEMENT APPURTENANCES. THESE APPURTENANCES AND STORM
WATER QUALITY ANO/OR 0£TENTION FACILITIES WITHIN THIS EASEMENT, PRIVATE SIGNAGE, AND OTHER INFRASTRUCTURE
NOT OWNED BY THt CITY OF RENTON OR OTHER UTILITY PROVIDERS. MAINTENANCE COSTS SHALL BE SHARED EQUALLY.
