Here are the main points of the City of Kent’s frontage improvements requirements for this development: Generally speaking, we will require ROW dedication for our current standard on SE 192nd St. But required road construction will resemble a lesser, interim standard. ROW Dedication (per Minor Arterial, City Std Plan 6-3) – about 11 feet to be 46’ total for half street (includes a bike lane) Construct Frontage Improvements (per Residential Collector Arterial, City Std Plan 6-5) – 22’ wide half street pavement (includes bike lane), 5’ wide planter strip, 7’ wide sidewalk. Install street trees and LED street lighting in the planter strip. Grind and overlay existing half street for full property frontage. The private road connection to SE 192nd St should connect per the Private Street Approach Std Plan 6-46. The applicant will need to get a civil permit to construct these improvements in the ROW. It appears that they have accounted for Kent’s frontage and right-of-way requirements. I just need you to verify.
