PROJECT DESCRIPTION: The applicant is requesting a Temporary Use Permit to
allow replacement of an existing 12 -foot by 56 -foot (672 square foot) modular office structure
(to be removed) with a replacement modular office structure of the same dimensions and area.
The project site totals 95,448 square feet and is located in the Commercial Arterial (CA) zone
and Urban Design District'D". The Temporary Use Permit would allow the applicant to
continue current business operations from a modular office structure on a temporary basis
without meeting the development standards specified in RMC 4-2-120A or the design standards
specified in RMC 4-3-100. Access to the site would continue to be from an existing driveway off
of East Valley Road. The applicant has requested that the temporary use permit be granted for
a 12 to 24 -month period.
The Brickman Tier 2 Temporary Use Permit, LUA10-039 is hereby approved subject to the
following conditions:
1. The existing 12 -foot by 56 -foot modular office to be demolished, as indicated on the site
plan, Exhibit 1, shall be removed within 30 -days of the final building inspection of the
new 12 -foot by 56 -foot modular office; and

APPEALS: Appeals of permit issuance must be filed with the City of Renton Hearing Examiner
by 5:00 p.m. on August 12, 2010. Appeals must be filed in writing, together with the required
fee to the City of Renton Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA
98057. City of Renton Municipal Code Section 4-8-110 governs appeals to the Hearing
Examiner. Additional information regarding the appeal process may be obtained from the
Renton City Clerk's Office, (425) 430-6510.
ADVISORY NOTES TO APPLICANT
The following notes are supplemental information provided in conjunction with the
administrative land use action. Because these notes are provided as information only, they are
not subject to the appeal process for the land use actions.
Planning:
1. RMC 4-4-0300.2 limits the haul hours between 8:30 am and 3:30 pm Monday through
Friday unless otherwise approved by the Planning Division.
2. Commercial, multi -family, new single-family and other non-residential construction
activities shall be restricted to the hours between 7:00 am and 8:00 pm Monday
through Friday. Work on Saturdays shall be restricted to the hours between 9:00 am
and 8:00 pm. No work shall be permitted on Sundays.
Water:
1. The applicant is required to obtain a plumbing permit to connect to the potable water
system.
Sanitary Sewer:
The applicant will be required to connect the modular office to the sanitary sewer. A
holding tank is not allowed for this use. A side sewer permit and a fee of $175.00 are
required.
Surface Water:
1. Roof containment measures are necessary for the new modular buildin

I'm writing to request a reconsideration of condition #1 as listed on the temporary use permit. Demolishing
the existing 12'x55' office PRIOR to setting the new 12'x56' will present quite a hardship for the tenant as
it currently houses 3 Brickman employees who would be unable to perform their duties for the duration of
the demolition and during set up of the new office. We are asking you to allow the tenant to demolish the
existing modular within 30 days of being clear for occupancy and operational in the new office.

In accordance with the temporary use permit submittal requirements (item ##5), 1 am writing a brief
narrative of this project for your review.
We are planning a project for the abovementioned customer located at 3412 E Valley
Road, Renton, WA 48055. The site is currently used as the area dispatch office, tool maintenance, and
storage facility for a landscaping contractor. The site is approximately 99,735 square feet. It is in the
"CA" zone with a "D" overlay. Access is from East Valley Hwy.
During their last annual fire inspection on 5/11/10, one of the mobile office buildings that they are currently
using on this site was required to have a number of electrical modifications made to it in order to be code
compliant. Due to the nature of the required repairs and the age of this building it became clear that
making these modifications would be economically impractical. Due to this fact, our customer needs to
remove the existing building and replace it with another 12'x56' (672so modular office in order to
continue successful operation of their business for the next 12-24 months.

In accordance with the temporary use permit submittal requirement item #7, I am writing a brief narrative
of the construction process for your review.
The process of setting up this building is very simple. First, we transport the unit to the site along East
Valley Hwy, via truck_ The hours of transport are between 9am-3pm. The yard from which we will
transport the unit is on East Valley Hwy as well and is just over a mile from the site, thus transport time
will be minimal and there will be zero impact to traffic. Once the building is is on site and backed into
place, the building will be set above ground and leveled according to the engineered foundation pian and
using industry standard materials. Tie downs will be installed using hand tools, thus there will be little to
no ground disturbance_
The electrical service to this building will be brought from the existing 200A service panel in the
warehouse adjacent to the building location. Conduit will be run underground between the buildings and
will stub up and terminate at the surface mounted panel on the modular office.
The sanitary sewer service will be handled by the client outside of this permit via a holding tank. The
existing water service will be extended underground to the modular office and connected to the water stub
underneath the building.
ADA metal ramps and steps will be installed per code to provide access to the building.
