HomeMy WebLinkAboutJ_SETBACK_VARIANCE_171214_V1 1 | P a g e December 14, 2017 City of Renton Re: Huynh Short Plat Dear Alex Morganroth, After meeting with you in regard to pre application PRE17-000164, I am herby requesting a variance to the building setback requirements in Renton code 4-2-110A. The variance I am requesting is to reduce the 25’ secondary front yard setbacks in R-6 zones to a 10’ secondary front yard setback on the lots 1 & 2 of the Huynh Short Plat based on the following conditions: 1. The existing lot is less the 80’ in width which prevents the full setbacks while maintaining a buildable lot. 2. As a small development the reduction will not adversely affect the look of the neighborhood nor cause problems with through traffic on area streets. 3. We are still maintaining the minimum combined side yard setback requirement. Thank you for considering this variance and please call if you have questions.
