HomeMy WebLinkAboutC_On_Hold_Letter_#2_180321 March 21, 2018 Frank Durocher RJ Development 401 Central St SE Olympia, WA 98501 SUBJECT: "On Hold" Notice / Request for Additional Information #2 Weatherly Inn / LUA18-000011 Dear Mr. Durocher: The Planning Division received your resubmittal of information that was requested in the January 25, 2018 on hold notice letter. During our review, staff has determined that additional information and/or clarification is necessary in order to proceed further. The following information will need to be submitted before June 18, 2018 so that we may continue the review of the above subject application: 1. Inconsistencies remain with the subject property and neighboring 4512 Talbot Rd S boundaries along the northwest portion of the property as there appears to have been two separate surveys completed on the site. The City Surveyor has indicated that the applicant will need to have the Surveyor of Record finalize the boundary and use a consist ent boundary on all submittal documents. Additionally, Building Setback Lines (BSBLs) are incorrect on the plans. Please provide BSBLs of 20 feet in front, 15 feet in rear, and 15 feet along the southern border. There are no setbacks along the side yard along the northern boundary with the exception of the area abutting the R-1 zone. 2. The proposed modification for 13-foot high retaining walls was an unanticipated resubmittal item. Following review of this modification, staff will need the applicant to reconsider the scope of this request and attempt to reduce the size of the walls with further terracing. There appears to be potential area for additional terracing along the southern border and building. 3. Please find the attached redlines from the Public Works Department regarding the water main separation along the southern portion of the property. 4. Please provide the building footprint for the neighboring property (4512 Talbot Rd S) on submitted site, grading, utility, etc. plans as there will be grading near and along the property line abutting the existing retaining wall. 5. Please provide color elevations and site rendering of the proposed buildings. At this time, your project has been remains “on hold” pending receipt of the requested information.
