HomeMy WebLinkAboutC_On_Hold_Letter_180201 February 1, 2018 Lou Larsen Pacific Engineering Design 15445 53rd Ave S, 100 Seattle, WA 98188 SUBJECT: "On Hold" Notice Green’s Landing Short Plat / LUA18-000024 SHPL-A, MOD Dear Mr. Larsen: The Planning Division of the City of Renton accepted the above master application for review on January 18, 2018. During our review, staff has determined that additional information is necessary in order to proceed further. The following will need to be corrected and submitted before May 1, 2018 so that we may continue the review of the above subject application: 1. Legal description in title report does not match the legal shown on the Preliminary Plat and also the CC&R’s. Please review and revise the necessary documents to ensure that all legal descriptions are accurate and consistent. 2. The geotech report is based on soil logs from only one location. Per Section 1.3 of the 2017 City of Renton Surface Water Design Manual (RSWDM), soil report for the each proposed lot must include at least one soils log for each proposed infiltration location (especially at the location where full infiltration is proposed). Each log shall be minimum of 4 feet deep and at least 1 foot below the expected bottom elevation of the infiltrative BMP. Please correct and resubmit. Please provide the Soils report as per the Section 1.3 of the RSWDM. Minor corrections 3. The TIR should be corrected to mention the stormwater facility location correctly. Current submittal incorrectly said that it is located partly in the right-of-way. The core requirement #9 should be mentioned as per the order and justified as per the feasibility criteria in RSWDM. 4. The infiltration trench in Lot 5 and Lot 6 should not be in line. 5. The 10 feet private sewer easement is shown incorrectly between Lot 5 and Lot 6. 6. An 8-inch diameter sewer main extension is required on the NE 2nd Street frontage at a 0.5% slope from the existing invert of the existing sewer manhole MH4319 located at the intersection of Hoquiam Ave NE and NE 2nd Street, in order to allow service as far west as possible. Please amend the utility plans to show this sewer extension. Once the applicant has reviewed the above comments and amended necessary plan sets and studies to bring the project closer to compliance with Renton Municipal Code, the applicant shall submit electronic copies of the any modified plan sheets and studies in compliance with the City’s electronic plan review standards. Please contact me for an appointment when you are ready to submit your revisions. At this time, your project has been placed “on hold” pending receipt of the requested information.
