Dear Mr. Carlson:
The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.

Dear Mr. Carlson:
The City of Renton has finished reviewing your proposed lot line adjustment and is now ready
to approve and send the final version for recording. Please submit two sets of original signed
mylars and a check for $15.81 made out to Champion Couriers to my attention at the sixth
floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen {14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:.00 pm, October 25, 2011.
Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
City of Renton Municipal Code Section 4°8-110. Additional information regarding the appeal
process may be obtained from the Renton City Clerk's Office, (425) 430-6510.

Format and Legal Description Review
I have reviewed the subject submittal and have the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-10-079-
LLA and LND-30-0361, respectively, on the drawing sheet. The size of the land record
number should be smaller than the land use action number.
The "Approval Notes:" block should be modified to read "THIS DOCUMENT DOES NOT ..
. . " eliminating the reference to King County Code ("KCC") or eliminated entirely.
The newly configured lots created by this document should be renamed Lot A and Lot B
to avoid any possible confusing with the underlying lots.
The New Lot descriptions are not necessary and haven't been reviewed as the new legal
descriptions could be simply stated as LOT A or B (seethe previous comment) of this
recorded instrument.
On the final lot line adjustment submittal, remove the AREAS blocks as this is only
necessary for the preliminary submittal.
Please see the attached for the address of Lot 1 (preferably "Lot A").

Project Narrative
April 14, 2011
Davis Avenue Associates LLC, owners of the Chateau at Valley Center Retirement
Facility are currently in the process of creating a Lot Line Adjustment for the campus
property.
Presently, the campus property consists of Lots IO, 11, & 12. The building itself is
located on Lot l O & a portion of Lot 11.
The proposed Lot Line Adjustment would create Lot 1 for future Phase II & Lot 2 for the
existing building (Phase 1 ). In doing this, each building would then be on its own parcel.
The proposed use for future Lot 2 would be Phase II of the Chateau at Valley Center
Retirement Facility.
