Dear Ms. Henning,
Our single family redevelopment project was designed to satisfy the Renton
Comprehensive Plan for enhancing the quality oflife, adding value and beauty to an
older neighborhood and to replenish outdated housing stock found in the Balch's Albert
Plat established in the late 1940's (see Exhibit #A). Also, this older plat does not contain
any alley access. In consideration of development standards for residential zoning that
encourage creative design alternatives thereby allowing a variety of housing types and
architectural styles to satisfy the purposes of those development regulations and not
preclude a reasonable use of the property, please find our project included.
To facilitate a visual impact reduction of the garage fayade per RMC 4-2-115F.l, item
#5, three design considerations were utilized. The first design consideration was to
provide a front fayade modulation of at least 8 feet between the garage face and the front
porch/front door and between the garage face and the 1st story living room (see Exhibit
#B). The second design consideration was to minimize the size ofthe garage opening.
The owner selected a 2car garage door even though the front fayade has enough wall
length to contain a 2 car garage door and a I car garage door (see Exhibit #C). The third
design consideration was to diminish the mass of the garage face by increasing the front
fayade width. The ground level front facade exterior wall length is 37 feet and the garage
door is 18 feet in length causing the garage fayade to be 48.6% of the total length (see
Exhibit #D). Less than the 50% maximum designated by RMC code 4-2-115F.1.
Per small lot design considerations (see Exhibit #E), I believe our project satisfies the
purpose of the Renton Comp Plan, the RMC residential development standards, and
should have approval of our design as is. Please let me know if you have other questions.
