To Whom It May Concern:
We are requesting a Residential Design Modification for the above
mentioned permit number. .
[n the Plan Review Comments we received, item #6 states that our site
plan and elevation does not conform the Residential Design Standard for
garages. I understand the city has approved six standard options for design
regarding garages. However, we feel there should be additional
consideration regarding the design standards for this home. As previously
discussed, our plan was to build this home with a 3rd car garage that is
recessed 6.5 feet back from the 2 car garage. In fact, the garage is actually
13 feet from the 2 car garage, creating even greater modulation and further
deemphasizing the 3rd car garage.

regarding this issue.

Gerald Wasser provided comments on permit # CP11172 with respect to Residential design stds . RMC 4-2-115F(1)
(Garages) We just permitted this house as a 2 car in the Brookfield plat and had no issues relating to design stds . There
are other comments about belly bands and stone returns on the side of the garage that are already on the plans. Not
sure if the comments are boilerplate or what. He is out for the rest of the week and I was hoping someone could help us
to address this comment we can resubmit right away.
The main issue I need help with is:
The picture to the right has the garage forward but is deemphasized so that it makes up less than 50% of the fa~ade at
ground level. (providing compliance prior to adding the 3rd car garage)
The 3rd car garage is desirable so people store things in the garage rather than in the yard or driveway. (especially on a
70ft wide lot) We thought holding the 3rd car garage back 6.5 feet from the 2car as shown here on the picture to the
right created additional modulation and further deemphasized the 3rd car garage . Would you agree?
Attached are the neighboring houses . I think we are dramatically helping the neighborhood with these proposed
homes . (neighboring homes pies attached »)
