Roof Choose one: ❑ Hip or gabled with at least 6:12 pitch; or ❑ Shed roof; or ® Alternative that meets guidelines. The applicant is proposing a 4:12 roof pitch to emphasize the contemporary architecture of the proposed house. In addition, the design emphasizes the use of natural light. Staff concurs with use of a 4:12 roof pitch to emphasize the contemporary theme proposed by Benjamin Ryan Communities. RMC 4- 9-250D.2 Criteria for Modification of the Standards. The requested modification meets the following criteria: 1. Will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements, based upon sound engineering judgment; and City of Renton Department of Co nity and Economic Development Administrativ -dification Request Report & Decision 2417 Meadow Avenue North Resicdential Design Modification LUA12-067, MOD Report of August 10, 2012 Page 2 of 2 2.
