PROJECT NAME: 2415 Meadow Avenue !North Residential Design Modification PROJECT NUMBER: LUA12-068, MOD PROJECT MANAGER: Gerald Wasser, Associate Planner APPLICANT: James Kerby, Benjamin Ryan Communities, 10011 Bridgeport Way SW, Lakewood, WA 98499 ZONING DESIGNATION: Residential - 8 dwelling units per acre (R-8) PROJECT LOCATION: 2415 Meadow Avenue North SUMMARY OF REQUEST: Use of a 4:12 roof pitch instead of the required 6:12 roof pitch. Roof Choose one: ❑ Hip or gabled with at least 6:12 pitch; or ❑ Shed roof; or ® Alternative that meets guidelines. The applicant is proposing a 4:12 roof pitch to emphasize the contemporary architecture of the proposed house. Also, the use of a 6:12 or steeper roof pitch would create a structure in excess of the required maximum of 30 feet in height. In addition, the design emphasizes the use of natural light. Staff concurs with use of a 4:12 roof pitch to emphasize the contemporary theme proposed by Benjamin Ryan Communities and to comply with the 30 -foot maximum height limit. The requested modification meets the following criteria: 1. Will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements, based upon sound engineering judgment; and 2. Will not be injurious to other property(ies) in the vicinity; and 3. Conform to the intent and purpose of the Code; and 4. Can be shown to be justified and required for the use and situation intended; and 5. Will not create adverse impacts to other property(ies) in the vicinity. DECISION The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250132 for approval of modifications. Therefore, the roof pitch modification of the residential design standards for the proposed single-family residential structure, Project Number LUA12-068, MOD is approved. C.E.
