We have reviewed your request (receilied May 10, 2012), to expand the existing s~rface ,
'parking areaatthe Washington Technical Center office biJilding development located at,
1000 SW 7'h Street, curreritly,th~r~ are 54 surface parking stalls for the 16,474 s.f: '
'office building.' Office uses are required to have a minimum of 2.0 parking stalls per,
'.,' 1,000 square feet of net floor area, and a maximum of 4.5 stalls per 1,000, square feet of
~et floor area. For the subject site this would result ina requirement of between 3,3 and,
72 parking stalls. The 8 additional requested parking stallswo,uld becreated within a
landscaped area on the southeast portion of the site, resulting in a'total of 62 parking

DECISION: The requEsted mOdification has been evaluated in relati~n to criteria in the
pa"rking requirements of the Renton r"funicipal Code and the existing site plan. 'Based on'
this analysis, we have determined that the Site Modification is approved subject to the "
following condition of approval:,
CONDITIONS OF APPROVAL: '

Dear Mr. Vincent
We are requesting a Parking Lot Modification per the attached drawings for the property
referenced above. The request is to extend the south parking area to the east thereby
increasing the parking count by 8 stalls. Per my meeting with city staff, it was determined
that by remaining under the 2,000 square foot of additional paving, we would not be required
to design to the current storm drainage manual.

Per the drawing, we are adding 1,940 square feet of paving to the site. our current
landscaped area is 21,643 square feet and we will be reducing that to 19,702 square feet
which is nearly 30% of the site area.
Upon adding the 8 additional stalls, the parking provide still remains 6 stalls below the 68
stalls required for otlice (4 stalls per 1000 square feet).,. Upon approval, this project will still
meet landscaping requirements, does not require any additional storm drainage, and will get
the project closer to the City of Renton's parking requirement, therefore, we feel that this
Parking Lot Modification should be approved as submitted. We would be happy to answer
any questions you may have or provide any additional information regarding the request.

This building does not have any common area except for approximately 100 square feet of electrical room. In regards
to the hallways, lobbies and restrooms, do we need to calculate those for each tenant space.
Regarding the trees. There will be 2 that will be removed and both are about 6". I can check this afternoon when I am
down in that direction.

I met with the Chip Vincent, CEO Interim Administrator/Planning Director and he asked me to respond to a couple of
questions prior to rendering a decision on the parking modification:
1. What is the net area (square feet) of the building. Renton Municipal Code defines net building area as follows
