The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record'a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.

Dear Riley:
The City of Renton has finished reviewing your proposed lot line adjustment and is -now ready
to approve and send the. final version for recording subject to the applicant noting the
addresses on the lot line adjustment for Lots 1 and 2 (see attachment). Please submit two
sets of original signed mvlars and a check for $15.81 made out to Champion Couriers to my
attention at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be.
filed with the City of Renton Hearing Examiner by 5:00 pm, November 22, 2012.
Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
City of Renton Municipal Code Section 4-8-110. Additional information regarding the appeal
process may be obtained from the Renton City Clerk's Office, (425) 430-6510.

Format and Legal Description Review
I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Show two ties to the City of Renton Survey Control Network. The basis of bearing
statement is not sufficient. If the intent is to make a tie by reference add an explicit
statement to the effect that the survey's tie to City of Renton Survey Control Network is
by reference to a survey that has two monuments in common with the referenced
survey showing their position relative to two City of Renton Survey Control Network
horizontal control monuments, e.g. the Morgan Court Short Plat referenced on the cited
Plat.
The legal descriptions shown are "Proposed" when what is required is the legal
description of the parcels prior to adjustment. Once recorded the new legal
descriptions will be Lot of Lot Line Adjustment. This property was subject to a Tax
Parcel Segregation, approved by the City of Renton; provide the tax parcel numbers of
the segregated parcels.
The lot addresses will be provided by the city as soon as possible. Note said addresses
and the street name on the drawing.
Provide a Legend to explain the meaning of the different hatch patterns used.
The north line of Lot 1 is shown as a "New Lot Line" when it is not based on the Deeds
presented for the approved Tax Parcel Segregation.

Note the City of Renton land use action number and land record number, LUA-12-071-
LLA and LND-30-0371, respectively, on the final submittal. The type size used for the
land record number should be smaller than that used for the land use action number.
The survey currently shows three parcels. Provide a legal description for the third parcel
and include a note that its boundaries are shown but remain unchanged.
Both of the legal descriptions for the lots at issue contain the same typo; they read
'RANGE 5 E.W.M.' and should be changed to read `RANGE 5 E, W.M.', there should be a
comma and space between the E and W.M. not a single period.
Show two ties to the City of Renton Survey Control Network. The geometry will be
checked by the city when the ties have been provided. The SW Corner of Section 11 ...
is City of Renton Mon #1852_ The West % Corner of said Section is Mon #2101 but is a
Vertical control point only; there needs to be a tie to a second horizontal control point.
Provide sufficient information to determine how the boundary was established.
Include a statement of equipment and procedures used, per WAC32-130-100.
Note the date the existing city monuments were visited, per WAC 332-130-150, and
what was found.
Note discrepancies between bearings and distances of record and those measured or
calculated, if any.

On the final submittal, remove all references pertaining to utilities facilities, trees,
concrete, gravel, decks and other items not directly impacting the lot line adjustment.
These items are provided only for preliminary approval.
Do note encroachments.
Remove from the "LEGEND" block all tree items, utilities facilities and mailbox
references, but do include in said "LEGEND" block the symbols and their details that are
used in the survey drawing.
Do not include a utility provider's block, an owner's block, an engineer/surveyor block
and an architect block.
Do not include any references to use, density or zoning on the final submittal
If the abutting properties are platted, note the lot numbers and plat name on the
drawing, otherwise note them as 'Unplatted.'
Note the research resources on the surrey.
Note all easements, covenants and agreements of record on the survey.
The City of Renton "APPROVALS" block is signed by the CitV of Renton Administrator
Department of Community and Economic Development-
Include

Include a declaration block on the drawing, titled "OWNERS' DECLARATION".
Ali vested owner(s) of the subject, at the time of recording, need to sign the final survey
submittal.
Note that if there are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part of this subdivision, they can be recorded concurrently with the lot
line adjustment. The survey drawing and the associated document(s) are to be given to
the Project Manager as a package. Reference the associated document(s) on the survey
and provide spaces for the recording numbers thereof.
If there is a new private access /utilities easement, a "NEW PRIVATE EASEMENT FOR
INGRESS, EGRESS & UTILITIES MAINTENANCE AGREEMENT" statement should be noted
on the survey drawing.

There will need to be an access easement over the northerly parcel for access to both of
the revised lots. If the access is from the west there also needs to be a reference to
easements covering the properties to the west.
The new easements for ingress, egress, utilities, etc. shown for the benefit of future
owners of the proposed lots each need a note defining the rights associated with the
easement at issue. Since these new "proposed" easements shown aren't "granted and
conveyed" until the benefited and/or burdened lots are conveyed to others add the
following language on the face of the short plat drawing:
DECLARATION OF COVENANT.
The owners of the land embraced within this short plat, in return for the
benefit to accrue from this subdivision, by signing hereon covenant and agree
to convey the beneficial interest in the new easement shown an this short
plat to any and all future purchasers of the lots, or of any subdivisions
thereof. This covenant shall run with the land as shown on this short plat.
The private ingress, egress and utility easements require a "New Private Easement for
Ingress, Egress and Utilities Maintenance Agreement" statement.

There will need to be an access easement over the northerly parcel for access to both of
the revised lots. if the access is from the west there also needs to be a reference to
easements covering the properties to the west.
The new easements for ingress, egress, utilities, etc. shown for the benefit of future
owners of the proposed lots each need a note defining the rights associated with the
easement at issue. Since these new "proposed" easements shown aren't "granted and
conveyed" until the benefited and/or burdened lots are conveyed to others add the
following language on the face of the short plat drawing:
DECLARATION OF COVENANT.
The owners of the land embraced within this short plat, in return for the
benefit to accrue from this subdivision, by signing hereon covenant and agree
to convey the beneficial interest in the new easement shown on this short

ARTICLES OF INCORPORATION

Article II
The corporation is authorized to issue forty thousand (40,000) shares of
common stock.
Article III
This corporation is formed to conduct such business as lawfully may be done by
general Washington corporations formed and organized under RWC 23B.
Article IV
The street address of the initial registered office of the corporation in the State of
Washington is: Daniel E. Finkbeiner, 13908 SE 'ISV" Pl., Renton, WA 98058
and the initial registered agent of the corporation at such address is Daniel E.
Finkbeiner.
Article V
The following provisions are inserted for the regulation and conduct of the
business and affairs of the corporation:
A. Preemptive Rights. No shareholder shall have a preemptive right to acquire
unissued shares of the corporation.
B. Cumulative Voting. There shall be no cumulative voting in the election by
directors.

C. Beard of Directors' Power as to Bylaws. The Board of Directors, by vote of a
majority of the whole board, shall have the power to adopt, make, amend, alter
or repeal the bylaws of the corporation, but any bylaw adopted by the Board may
be amended or repealed by the stockholders.
D. Indemnification. The Board of Directors may adopt bylaws from time to time
with respect to indemnift tion to provide the fullest indemnification permitted by
the Washington Business Corporation Act, and may indemnify the corporation or
offi w of the corporation, as a director or officer of another corporation, or as its
representative in a partnership, joint venture, trust or other enterprise, against
any liability asserted against such status, whether or not the corporation would
have the power to indemnify such person.
E. Stockholder Action by Written Consent Whenever a vote of stockholders at
a meeting thereof is required or permitted to be taken in connection with any
corporate action, the meeting and vote may be dispensed with if such number of
stockholders who, if voting, could have authorized such action shall consent in
writing to such corporate action being taken. Prompt notice shall be given by the
secretary to all stockholders of the taking of corporate action without a meeting
by less than unanimous written consent; but the failure of the secretary to give
such notice shall not affect the validity of such corporate action.
F. Meeting of Shareholders or Directors, Presence. Participation in meetings of
shareholders or directs by means of a conference telephone or similar
communication equipment by means of which all persons participating in the
meeting can hear each other at the same time, shall constitute presence in
person at a meeting.
Article VI
A director of the corporation shall not be personally liable to the corporation or
its shareholders for monetary damages for conduct as a director, except for:
(a) Acts or omissions involving intentional misconduct by the director or a
knowing violation of law by the director;
(b) Conduct violating RCW 23B.08.310 (which involves certain distributions by
the corporabon);
(c) Any transaction from which the director will personally receive a benefit in
money, property, or services to which the director is not legally entitled.
If the Washington business Corporation Act is emended to authorize corporate
action further eliminating or limiting the personal liability of directors, then the
liability of a director of the corporation shall be eliminated or limited to the fullest
extent permitted by the Washington business Corporation Act, as so amended.
Any repeal of modification of the foregoing paragraph by the shareholders of the
corporation shall not adversely affect any right or protection of a director of the
corporation with respect to any acts or omissions of such director occurring prior
to such repeal or modifiicMlon.
Article VII
A. The corporation shall indemnify its directors to the full extent permitted by the
Washington Business Corporations Act now or hereafter in force. However,
such indemnity shall not apply on account of: (a) acts or omission of the director
finally adjudged to be intentional misconduct or knowing violation of law, (b)
conduct of the director finally adjudged to be in violation of RCW 23B.08.310, or
(c) any transaction with respect to which it was finally adjudged that such
director personalty received a benefit in money, properly, or services to which
the director was not legally entitled. The corporation shall advance expenses for
such persons pursuant to the terms set forth in the Bylaws, or in a separate
directors' resolution or contract.
B. The Board of Directors may take such action as is necessary to cant' out this
indemnification and expense advancement provisions. It is expressly
empowered to adopt, approve, and amend from time to time such bylaws,
resolutions, contracts, or further indemnification and expense advancement
arrangements as may be permitted by law implementing these provisions. Such
Bylaws, resolutions, contracts, or further arrangements shall include but not be
limited to implementing the manner in which determinations as to any indemnity
or advancement of expenses shall be made.
C. No amendment or repeal of this Article shall apply to or have any effect on
any right to indemnification provided thereunder with respect to acts or
omissions occurring prior to such amendment or repeal.
