PROJECT LOCATION: 1023 North 37'h St
SUMMARY OF REQUEST: The applicant is requesting approval of a modification ofthe
Residential Design Standards (RMC 4-2-115) on a proposed 5,635
square foot single-family house. The proposed project site is 5,000
square feet located in the Residential -8 dwelling units per acre (R-
8) zone. The applicant is requesting approval of a lower roof pitch
than the minimum standard to provide a varied roof pitch lower
than 6:12 that best matches the style of home to be constructed
and still meet the guidelines of the Roof element in the Residential
Design Standards.

The applicant states and staff concurs that the proposed roof pitch of 2:12 for part of the
roof and a flat rooftop deck for the other portion of the roof will match the design and
character of the modern architectural style of the hame (see house elevations in Exhibit A).
The applicant notes in the request that the style of the home is similar to custom homes
within the Kennydale community's new Barbee Mill residential area and a recently
constructed home on the other side of 3fh Street to the north, on the opposite side of the
street where this home is proposed to be constructed (Exhibit BJ. The proposed house would
be located on a street that has had over a half-dozen new homes constructed in the past few
years.
Within the municipal code, the Guidelines for the "Roof" standard states "roofs shall
represent a variety of forms and profiles that add character and relief to the landscape of
the neighborhood".
The applicant's request letter also states "the design is driven by the current design trends
clients want to see, both in exterior detailing and clean lines that reflect contemporary
styling" (Exhibit B). The applicant and staff concur that the contemporary design of the
home allows for a 2:12 prominent roof pitch with flat area roof top deck rather than a
minimum of6:12.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose ofthe Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.

DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 1023 N 37th St Residential Design Modification of the residential design
standards for the proposed single-family residential structure, Project Number LUA14-000223,
MOD is approved.

at 1023 North 37th Street; Renton, WA 98056
Our architect designed custom plan is representative of the close by Barbie Mill by Conner
Homes architecture, and of the newly constructed home directly across 37th street to the north.

This design is driven by the current design trend clients want to see, both in the exterior
detailing and clean lines that reflect contemporary styling. These designs are inclusive of much
lower roof pitch that is necessary to the architectural element of current contemporary trends.
