The City of Renton has approved the above referenced lot line adj ustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership
of property. [fnecessary, prepare and record a deed transferring ownership of the pOI1ion
ofland depicted in the lot line adjustment map. We recommend that the legal description
for this document be prepared by a surveyor. It is the applicant's responsibility to ensure
this documcnt is properly prepared and recorded with the County.

The City of Renton has finished reviewing your proposed lot line adjustment and is now
ready to approve and send the final version for recording. Please submit two sets of
original signed mylars and a check for $18.96 made out to Velocity Express to my
attention at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals ofthe administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm, March 10,2008.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals
to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton

Enclosed are the corrections outlined in your letter of November 14, 2007 for the Jones
Lot Line Adjustment. The surveyor has made the corrections requested.
As you can see we have adjusted the boundary of the three existing lots to make them
more conforming and buildable. The access to two of the lots previously was only 13 feet
wide. We have widened the pipe-stem portion to 19.88 feet which is much more
conforming than presently exists. The application is not a short plat but only a Lot Line
Adjustment. We are not creating new lots. The 20 foot minimum standard for the pipe-
stem required in the subdivision regulations does not apply. We are not creating a non-
conforming situation, but are making an existing one less non-conforming. Per RMC 4-7-
060, B, 2 we are improving access and lot design which is one of the criteria for a LLA.
Please review the corrections and let me know if there is anything else you need for
recording.

The Property Services Section ofthe City of Renton has provided the following
comments on the Jones Lot Line Adjustment application:
Note the City of Renton land use action number and land record number, LUA-07-105-
LLA and LND-30-0334, respectively, on the drawing sheets.
The "NEW LEGAL DESCRIPTIONS" block (Sheet I of2) should be removed from the
lot line adjustment submittal. When this lot line adjustment is recorded, said new
properties will be described as "Parcel A (B or C) of City of Renton Lot Line Adjustment
No. LUA-07-105, LLA recorded under King County Rec. No. ". Said
new legal descriptions were not reviewed. Also, remove the "ACCESS AND
UTILITIES EASEMENT" block (shown below the new legal description block). Private
easements cannot be established per the recording of the lot line adjustment (see the last
three paragraphs of this memo).
It is suggested that the word "PARCEL", used to label the three existing properties under
the "OLD LEGAL DESCRIPTION" block, be changed to LOT (or other) for the new
properties (on the drawing). This helps to distinguish between the existing properties and
the reconfigured properties after the lot line adjustment.
Include a statement of equipment and procedures used, per WAC 332-130-100.
Note the Basis of Bearing.
Provide a "LEGEND" block that includes the symbol used (on the lot line adjustment
drawing) for what was set at the new comers of the parcels.

Note discrepancies between bearings and distances of record and those measured or
calculated, if any,
Note all easements, covenants and agreements of record on the drawing, if any.
Note the plat name and tract numbers of the properties to the east, south and west of the
subject parcel.
The city will provide an address for proposed Parcel B as soon as possible. Note said
address on the lot line adjustment submittal.
Remove the City of Renton Seal from the drawing sheets (upper left-hand comer).
Because the subject property falls within Zone 2 of the City of Renton Aquifer Protection
Area, the Aquifer Protection Notice needs to be noted on the drawing. See the
attachment.
All vested owner(s) of the subject lot line adjustment need to sign the final lot line
adjustment drawing. Include notary blocks as needed.
Note that if there are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part ofthis lot line adjustment, they can be recorded concurrently with
said lot line adjustment. The lot line adjustment submittal and the associated
document(s) are to be given to the Project Manager as a package. The recording
number(s) for the associated document(s) are to be referenced on the lot line adjustment
drawing. Provide spaces for the recording numbers thereof.
The new easement for ingress, egress and utilities is shown for the benefit of future
owners of what is now noted as "PARCEL C". Note on the drawing the following
statement: "Area for private ingress, egress and utility easement" for said new easement.
Since the newly configured lots, created via this lot line adjustment, are under common
ownership at the time of recording, there can be no new easements established until such
time as ownership of the lots is conveyed to others, together with and/or subject to
specific easement rights. .
Add the following Declaration of Covenant language on the face of the subject drawing,
if the previous paragraph applies:
DECLARATION OF COVENANT-
The owners of the land embraced within this lot line adjustment, in return for
the benefit to accrue from this subdivision, by signing hereon covenant alld
agree to convey the beneficial interest in the new easement shown on this lot
line adjustment to any and all future purchasers of the lots, or of any
subdivisions thereof This covenant shall run with the land as shown on this
short plat.

Easement for Ingress, Egress and Utilities Maintenance Agreement" statement.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-07-105-LLA and

Fire Department Comments:
1. A fire hydrant with 1000 GPM fire flow is required within 300 feet of all new single-
family structures. If the building square footage exceeds 3600 square feet in area, the
minimum fire flow increases to 1500 GPM and requires two hydrants within 300 feet of
the structure.
2. A fire mitigation fee of$488.00 is required for all new single-family structures.
3. Fire department access roadways require a minimum 20-foot wide paved roadway.
Proposed access does not meet minimum fire code requirement.
4. Fire department dead-end roadways over 150 feet in length are required to have an
approved turnaround. The turnaround shall meet the minimum dimensions shown on the
attached diagram. Applicant has not shown how he will meet the tum around
requirement.
5. Street shall be posted "No Parking" per city street standards.
6. All building addresses shall be visible from a public street

Dear Development Services Staff:
This letter outlines the application for the Jones Lot Line Adjustment at 2311 & 2315 NE
27th ST. Renton W A. The proposal is to adjust the property lines between three existing
parcels. No new lots will be created. The three parcels are 36,865 square feet in size.
The current zoning of the sites and surrounding area is R-8. The current use of the sites is
for two single family residences and one vacant lot. The existing houses and accessory
buildings will remain.
The property fronts on NE 27th ST. Lot A will continue to access from NE 27th ST and lot
B will also front on and access from NE 27th ST. Lot C will access from NE 27th ST via
a shared driveway over lot B. The existing house on lot C now accesses over this same
area by a paved driveway. The access to the existing house on lot C is presently only 13
foot wide and will be increased to nearly 20 foot wide. (19.89 feet)
No utilities are planned to be installed at this time. Both houses are connected to the
sewer and have water meters. When a house is constructed on lot B a new side sewer
connection will be installed and a water meter will be requested from the City.
No trees will be required to be removed. The soils in the area are "Indianola Loamy Fine
Sand". Roof drains and driveways will be infiltrated into the soil on site when a house is
constructed. The site is nearly flat sloping gently from the east to west.

The subject property is located at 2311 and 2315 NE 27th ST Renton W A. The sites are
presently landscaped and contain two single family residences. The lots are 36,865
square feet in size. The site slopes gently from east to west.
The soils in the general area are Indianola loamy fme sand, rolling. Surface drainage is
will developed and rapid and internal drainage is free to excessive per the King County
Soils Conservation report excerpt attached. No utility or street construction will be
needed other than the installation of a side sewer and water meter when a house is
constructed.
Existing conditions: The site contains two residences of 1760 square feet and 1260 square
feet, a garage of 400 square feet and a driveway and parking area of approximately 4080
square feet. The existing driveway will remain. A small section may be relocated. Surface
water from the impervious surfaces presently infiltrates into the soiL
Proposed conditions: Stonn water from all new impervious surfaces and new house roof
will be infiltrated into the soil on site. Attached is a sample of an infiltration trench that
could be used for the roof run-off from the new hoUse. The house size will be less than
1600 square feet per floor. The onsite drainage facilities will be constructed with the
individual house construction.
