SUMMARY OF REQUEST: The applicant is proposing a 5:12 roof pitch on the prominent form
of the roof (Exhibits 2 and 3) where at least a 6:12 roof pitch is
required.

RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval·of modifications.
Therefore, the roof pitch modification of the residential design standards to a 5:12 pitch for the
proposed single-family residential structure (as depicted in Exhibits 2 and 3), Project Number
LUA13-000068 is approved.

Re: Reducing the roof pitch.
The following is an additional statement regarding residential design standard
modification request for the roof pitch.
City of Renton Department of Community & Economic Development requires as a
building standard: "Building height is restricted to 30 feet." Our plans have been
submitted from the beginning keeping this standard in mind. For our project the
first floor's elevation is 10 feet, and the second floor elevation is 9 feet The roof
elevation would be almost 13 feet if we follow the residential design standard with a
6:12 roof pitch. (10' first floor+ 9' second floor+ 13' roof= 32 feet) Using a 5:12
roof pitch will allows us to meet the code requirements and the total height of the
building will be under 30 feet.
We respectfully request approval for reducing the roof pitch.
