SUMMARY OF REQUEST: Use of a 4:12 roof pitch instead of a 6:12 roof pitch.

In order to emphasize a Northwest Contemporary design theme. This design theme
has been used on similar house designs in the Kennydale neighborhood. Staff
believes that the use of a 4:12 roof pitch would be compatible with surrounding
properties.

RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) iri the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the Signature Homes modification of the residential design standards for the
proposed single-family residential structure, Project Number LUA13-000367, MOD is approved.

The decision to approve the modification(s)will become final if not appealed in writing together
with the required fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton,
WA 98057 on or before 5:00 pm, on April 4, 2013. Additional information regarding the appeal
process may be obtained from the Renton City Clerk's office, Renton City Hall-7'h Floor, (425)

This is a request for a modification to the design standards on Lot 12 Parcel #3342100670.
We request utilization of a 4/12 roof pitch. This goes with the addition of the following design
details, which when combined with the changed roof pitch will enhance the overall elevation
and curb appeal of the home.
Utilization of four (4) materials on the front elevation, hardi siding, cedar shingles,
board and batt, and stone.
Timber frame design of the front porch and stair system
Timber frame design corbels on gable ends
Anderson windows color matched to the exterior colors
Extended eaves, 2' all around
Multi-level stone accents
Glass and aluminum garage door with the frame color matched to the exterior colors
Overall "Northwest Contemporary"
The combination of these features with the 4/12 roof pitch will be necessary to be in harmony
with the "Northwest Contemporary" design theme. This is consistent with the highly successful
development 5 blocks away, Barbee Mill by Conner Homes.
Attached are elevation, rendering, and photo of CP102035 which was built 2012 (CP12035) with
the same plan elevation and details under design modification request dated 4/4/2012.
