SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed 3,154
square foot single-family house. The proposed project site is 5,600
square feet located in the Residential - 8 dwelling units per acre (R-
8) zone. The applicant is requesting approval of a lower roof pitch
than the minimum standard to provide a roof pitch lower than 6:12
that best matches the style of home to be constructed and still
meet the guidelines of the Roof element in the Residential Design
Standards.

The applicant states and staff concurs that the proposed flat roof pitch will match the design
and character of the contemporary architectural style of the home (see house elevations in
Exhibit A). The applicant notes in the request that the style of the home is a contemporary
style that is better suited to accommodate the site and take advantage of the views of Lake
Washington (Exhibit B). Additionally, the design of the home is to have the living space
located higher than the street level plain and minimize the garage from street view. Within
the municipal code, the Guidelines for the "Roof" standard states "roofs shall represent a
variety of forms and profiles that add character and relief to the landscape of the
neighborhood".
The applicant and staff concur that the contemporary design of the home allows for a flat
roof rather than a minimum of 6:12.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 2814 Parts Ave N Residential Design Modification of the residential design
standards for the proposed single-family residential structure, Project Number LUA14-000259,
MOD is approved.

Dear Chip and Kris,
My client, Joe Morris, is looking to demolish an existing building on 2814 Park Ave N and build a new
residence on the property. We are hoping to get a modification of the Building Guidelines RMC 4-2-115 (F-3),
Roofs (please see attached printout of Code). The Code calls for Roofs for R-8 zones to be Hip/ gabled with at
least a 6.12 pitch for the prominent roof or a shed roof. Our building is designed in a contemporary style and
with the various constraints of the site; a flat roof is better suited to accommodate all the needs of both the City
of Renton and our client.
The site in question is 40 ft in width and 160 ft in depth. The intent is to create a plush living space,
contemporary in design and layout which allows the owner to take advantage of the views of the lake available
when the living spaces are placed higher than street level. With that in mind, and to conform to Renton
Residential Building Guidelines, the garage is placed at a lower level obstructed from street level, a front porch
is provided to engage the street level and the driveway width is kept to the bare minimum allowing for a larger
front garden.
The building is to be clad with a mixture of cedar wood siding, stone tiles and horizontal siding which will
create interesting facades and add to the modern character of the building. We are hoping the finished building
will provide a finer and more upscale feel more in tune with the direction of the greater Seattle area.

Guidelines: Roofs shall represent a variety of forms and profiles that add character and
relief to the landscape of the neighborhood. The use of bright colors, as well as roofing that
is made of material like gravel and/or a reflective material, is discouraged.
Standards:
RC and R-1 n/a
R-4 and R- One of the following is required for all development:

1. Hip or gabled with at least a six to twelve (6:12) pitch
for the prominent form of the roof (dormers, etc., may
have lesser pitch), or
2. Shed roof.
Additionally, for subdivisions greater than nine (9) lots: A variety of roof
forms appropriate to the style of the home shall be used.
R-10 and Both of the following are required:
R-14
Primary roof pitch shall be a minimum six to twelve
(6:12). If a gable roof is used, exit access from a third
floor must face a public right of way for emergency
access, and
2. A variety of roofing colors shall be used within the
development and all roof material shall be fire
retardant.
EAVES: The design of eaves and overhangs act as unifying elements in the
architectural character of a home. When sized adequately and used consistently,
they work to create desirable shadows that help to create visual interest especially
from blank, unbroken wall planes.
Guidelines: Eaves should be detailed and proportioned to complement the architectural
style of the home.
