SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed 2,595
square foot single-family house. The proposed project site is 9,362
square feet located in the Residential -8 dwelling units per acre (R-
8) zone. The applicant is requesting approval of a lower roof pitch
than the minimum standard to provide a varied roof pitch lower
than 6:12. The proposed roof pitch is 4:12. The applicant asserts
that this roof pitch best matches the style of home to be
constructed and still meets the guidelines of the Roofs section in
the Residential Design Standards.

The applicant states and staff concurs that the proposed roof pitch of 4:12 will match the
design and character of the modern architectural style of the home (see house elevations in
Exhibit 1). The applicant notes in the request that the style of the home is "consistent with
the approval of architecture design approved in Renton located at Mainvue Homes Honey
Creek East and other popular Renton R-8 developments." The applicant feels that the roof
pitch of 4: 12 blends and integrates with the design of the home.
Within the municipal code, the guidelines for the "Roof" standard states: "roofs shall
represent o variety of forms and profiles that odd character and relief to the landscape of
the neighborhood".
The applicant's request letter also states: "considering the other types of homes on the
street and neighborhood, this design will create the diversity and variety envisioned by the
comprehensive pion." (Exhibit 2) Staff concurs that the contemporary design of the home is
suitable for a 4:12 roof pitch, therefore, the modification should be approved.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 2823 Dayton Ave NE Residential Design Modification of the residential design
standards to allow a 4:12 roof pitch for the proposed single-family residential structure, Project
Number LUA14-000465, MOD is approved.

with the required fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton,
WA 98057 on or before 5:00 pm, on April 24, 2014. Additional information regarding the

With this letter, I do hereby request a determination for the "Roof Pitch" that is not strictly
pursuant to RMC 4-2-115(A)(2)(a) for attached house plans that will be submitted as a part of
a combination building permit application for my family. The address is 2823 Dayton Ave
N.E. in Renton's R-8 residential zone; As described herein, the plans are appropriate and will
produce a beautiful home consistent with the alternative method of code compliance and
purpose and intent of the code.
The attached plans for review utilize some of the latest popular architectural technology and
utilize numerous characteristics and features that are in satisfaction of the design guidelines
that are expressed in RMC 4-2-115. However, the roof pitch is one particular feature of this
plan that does not appear to be consistent with the prescriptive method of code determination
contained in RMC 4-2-115 F .. 3. Roofs
I am requesting approval based upon the justification that the roof on the plans is appropriate;
the design blends and integrates with the well designed and modulated fm;;ade and
neighborhood compatible window placements and orientation; combining the use of materials
such as Hardi-stucco panels, lightweight stone veneer, Hardi-siding, generous Hardi-trim
detailing, Glass panel doors, metal roof porch, solar tube entry, and shed type roofing feature,
the trimmed expresso-color windows with 3 northwest style paint colors and layout used
makes the plan a perfect match for the neighborhood and site characteristics. A well thought
out landscaping plan consistent with the regulations and area will be put in place.
Additionally, this request is consistent with the approval of architecture design approved in
Renton located at Mainvue Homes Honey Creek East and perhaps other popular Renton R-8
developments. Considering the other types of homes on the street and neighborhood, this
design will create the diversity and variety envisioned by the comprehensive plan ..
The plan is economical and justifiable and will create a quality diverse neighborhood
envisioned by the code and comprehensive plan. I am presuming that a simple email or letter
to the address above affirming these justifications will suffice to satisfy requirements ofRMC
4-2-115(A)(2)(b) and expedite approval of my forthcoming building permit application.
