The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership
of property. If necessary, prepare and record a deed transferring ownership of the portion
of land depicted in the lot line adjustment map. We recommend that the legal description
for this document be prepared by a surveyor. It is the applicant's responsibility to ensure
this document is properly prepared and recorded with the County.

Dear Mr. Speegle:
The City of Renton has finished reviewing your proposed lot line adjustment and is now
ready to approve and send the final version for recording. Please submit two sets of
original signed mylars and a check for $15.81 made out to Champion Couriers to my
attention at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners ofrecord and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that King
County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen ( 14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, March 3, 2009.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to
the Examiner arc governed by City of Renton Municipal Code Section 4-8-1 I 0. Additional
information regarding the appeal process may be obtained from the Renton City Clerk's
Oflice, ( 425) 430-6510.

Comments for the Applicant:
The lot line adjustment lot closure calculations have not been provided to date. Said
calculations are needed as a reference for the geometry check, and documentation for the
city's lot line adjustment file.
Note all easements, agreements and restrictions of record, if any.
Comments for the Project Manager:
See the previous comment concerning lot closure calculations. Providing said lot closure
calculations are a city requirement.

Format and Legal Description Review
Boh Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
There is still no direct tie between the City of Renton Survey Control Network and a corner
of the subject lot line adjustment properties. Provide the dimension between the found tack
in lead (at the intersection of Field Ave NE (140th Ave SE) and the centerline of NE 7th PI
(SE 121" Street)) with a point on said centerline of NE 7th Pl lying north of the northwest
corner of said lot line adjustment (a dimension of 30.01 ')). The addition of this dimension
will provide the needed tie.
Note that all street names shown on the drawing should be City of Renton designated
names. The city name for 142"' Ave SE is Hoquiam Ave NE, and 148th Ave SE is now
Nile Ave NE. The other two street name changes arc noted in the previous paragraph.
The "unplatted" properties to the east and south of the subject lot line adjustment properties
should be noted as UNPLATTED on the drawing. Said "unplatted" properties shown
should not include Tax Account numbers, or any portion thereof.
The symbol used for "FOUND MONUMENT AS DESCRIBED", under the "LEGEND"
block and on the drawing (Sheet 2 of 2), is typically used for Section corner monuments
only.
The addresses for the lots are as follows: Parcel A is 5001 NE 7th Place and Parcel B is
5009 NE 7"' Place.
Provide lot line adjustment lot closure calculations.
Note all easements, agreements and restrictions of record, if any.

Dear Mr. Speegle:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
I. Note the City of Renton land use action number and land record number, LUA-08-
110-LLA and LND-30-0348, respectively, on the drawing. The type size used for
the land record number should be smaller than that used for the land use action
number.
2. Change all references, where "BOUNDARY LINE ADJUSTMENT" is used, to
LOT LINE ADJUSTMENT (on both drawing sheets). There is one such reference
in the "DEDICATION" block.
3. Show a direct tie between the City of Renton Survey Control Network and a comer
of the subject properties. The geometry will be checked by the city when the tie has
been provided.
4. Provide lot line adjustment lot closure calculations.
5. Indicate what has been, or is to be, set at the new comers of the proposed lots.
6. Note all easements, covenants and agreements ofrecord on the drawing, if any.
7. Note the plat name and lot numbers of the properties to the east and south of the
subject parcel. If said properties are unplatted, note them as "UNPLATTED".
8. The city will provide addresses for the proposed lots as soon as possible. Note said
addresses on the lot line adjustment drawing.
9. Add the existing tax lot numbers to the appropriate original legal description blocks
(Sheet I of 2), either in the title or at the end of the description.
10. The City of Renton Administrator of Public Works is the only city official who
signs this lot line adjustment proposal. Note the change in title for said
Administrator.
11. All vested owners of the subject lot line adjustment property need to sign the final
lot line adjustment submittal. IfDaljit Gill is a vested owner, then she also needs to
have a signature line. Include notary blocks as needed.
12. Change the title of the dedication block to OWNERS" DECLARATION.

document(s) are to be given to the Project Manager as a package. The associated
document(s) are to be referenced on the lot line adjustment submittal, with
provision (spaces) for the recording numbers thereof.

Review of current plans and material, and an onsite review have disclosed that Renton
Fire & Emergency Services has no objection to the lot line adjustment. The one
requirement is that a minimum 5 foot setback be maintained for the purpose of allowing
firefighters to set up a 35 foot ladder at a 70 degree angle for fire rescue. This is
particularly important for structures 2 stories or greater.

I talked with Mike Dotson, the utilities man at the City of Renton (425-430-7304) and he said a Utilities Plan and

PROJECT NARATIVE
My client, Mr. Hardi p Gill would like to do a Lot Line Adjustment Adjustment on parcels
1023059183 and 1023059014 in the southeast quarter of Section 10, Township 23
North. Range 5 East, W.M.,
The site address is 5001 ]1h Place N.E., Renton, Wa. 98056.(0LD ADDR~
The combined square footage of the 2 parcels is 17,927 sf.
My client would like to create to equal size parcels by relocating the east line of the west
parcel 65 feet to the west. Each parcel having approx. 8,964 sf.
The width of the east parcel is to narrow to be used as a buildable site. By creating to
parcels of equal size my client will have two buildable sites suitable for single family
homes.
Currently both properties are void of any structures. The properties are generally flat
and are surrounded on the west, east and south by single family homes. Access to the
properties is from S.E. 121•1 St.
