Interior Parking Lot Landscaping:
From the July 27, 2017 Preapplication Meeting notes for 601 Monster Rd SW PRE17-
000418 meeting notes, Interior Parking Lot Landscaping:
a. Trees shall be two inches (2”) in diameter at breast height (dbh) for multi-family,
commercial, and industrials. At least one tree for every six (6) parking spaces within
the lot interior shall be planted.
d. There shall be no more than fifty feet (50’) between parking stalls and an interior
parking lot landscape area.
INTERIOR PARKING LOT MODIFICATION REQUEST
Interior Parking Lot Landscaping Modification:
The area where this modification is requested is the existing parking lot at the southeast
corner of the site which is not proposed to be modified. The surface of this existing
parking lot drains from the southeast corner to the northwest corner with two catch basins
along the western side next to be curb. These catch basin are expected to stay in their
current locations with a new catch basin proposed along this same side further north on
the new section of parking lot at this location.
To provide the required landscaping island area and tree spacing would require the entire
parking lot surface to be removed to allow the regrading of the subsurface so the surface
drainage could be consolidated probably down the middle of the parking lot to be able to
miss the landscape islands along both sides of this parking lot area.
Interior Parking Lot Landscaping Justification:
This parking lot is existing and replacing it seems excessive. The overall site has a very
extensive proposed landscape plan which accounts for the removal of some trees on the
site and adds many more than what is required for this site.
