SUBJECT: Principles of Acceptability of a Lot Line Adjustment
Section 4-7-0608, lists 3 principles of acceptability that the Administrator or designee
considers, along with all other relevant information, when making a deciSion on a Lot
Line Adjustment application. Check the appropriate box and give analysis, if necessary:
D Correcting: Adjust lot lines including the elimination of a common lot line in
order to correct property line or setback encroachments;
Staff Analysis:
[gJ Improving: Create better lot design, or improve access;
Staff Analysis: The purpose ofthe proposed lot line adjustment is to incorporate
a portion of the lot at 2125 Edmonds Avenue NE into the lot at 2133 Edmonds
Avenue NE for a possible subdivision to be submitted at a later date.
[gJ Conforming: Conform to applicable zoning: see chapter 4-2 RMC, subdivision
and other code requirements pertaining to lot design, building location and
development standards.
Staff Analysis: The proposed new lots would comply with the applicable zoning
requirements. Proposed Lot A would have a lot area of 13,105 square feet and
proposed Lot B would have a lot area of 5,966 square feet. Both lots would
comply with the minimum lot size requirements for the R-8 zone and the existing
single family residences would comply with the setbacks requirements from the
new lot lines.

Dear Mr. Hanson:
The City of Renton has fi.nished reviewing your proposed lot line adjustment and is now
ready to send the final version for recording subject to correction of the LUA number to
LUA13-001621. An incorrect number was previously proVided. Please submit two sets·
of original signed mylars and a check for $15.81 made out to Champion Couriers to my
attention at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owriers of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative·
deCision must be fiiEid with the City of Renton Hearing Examiner by 5;00 pm, February
·18, 2014. Appeals must be filed in writing together with the required fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the
Examiner are governed by RMC4-8-110 and information on the appeal process may be
obtained from the City Clerk's Office, (425) 430-6510.

Dear Mr. Hanson:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. LUA-12-071-LLA and LND-30-0378, respectively, on the final submittal. The
type size used for the land record number should be smaller than that used for
the land use actionnurnber.
2. The final submittal will need to be stamped and signed by the surveyor.
3. Note the date the existing city monuments were Visited, per WAC 332-130-
150, and what was found.
4. The tax parcel numbers of the properties at issue noted in three separate
places are incorrect.
5. " Note what is to be set at the new lot corners.
6. Please change.the name of the revised lots to'LOTA' and 'LOT B' to avoid any
possible confusion with the underlying original lots.
7. Do note "encroachments.
8. The City .of Renton "APPROVALS" block is signed by the City" of Renton
Administrator, Department of Community and Economic Development.
9. Please change the title of the "DECLARATION"" block to "OWNERS'
DECLARATION" :
10. All vested owner(s) of the subject, at the time of recording, need to sign the
final survey submittal.

11. Note that if there easements, restrictive covenants or agreements to others
(City of Renton, etc.) as part of this subdivision, they can be recorded
concurrently with the lot line adjustment. The survey drawing and the
associated document(s) are to be given to the Project Manager as a package.
Reference the associated document(s) on the survey and provide spaces for
the recording numbers thereof.
Once the changes have been made, please submit three copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed
for final review and you will be notified when it is appropriate to submit the final mylars.

Medzegian/Phan Lot Line Adjustment Narrative
The owners of the properties are Mark Medzegian and Quyen Phan. The sites are located at
2133 and 2125 Edmonds Ave NE. The purpose of the lot line adjustment is to incorporate a
portion of the lot at 2125 into the lot at 2133 for possible subdivision later.
The current use of the properties is single family residential. A house is presently on each of the
lots. The houses will remain. There are no steep slopes or wetlands on the properties. The lots
will meet the minimum size required by the city, the lot at 2125 will be 5966 square feet and
the lot at 2133 will be 13,105 square feet. The setbacks for the existing houses impacted by the
lot line adjustment will meet city standards.
