Summary of Request: Modification of certain design standards applicable to this existing residence, while
meeting the intent of the design gUidelines. The applicant is proposing to convert an existing single family
residence located at 8231 S 132nd ST into a legal duplex. The property is located within the Residential-14 Zone
(R-14). Per RMC4-2-115B.3., when new dwelling units are created in the R-10 and R-14 zones, any existing
dwelling units shall comply with the Residential Design and Open Spaces Standards (RMC4-2-115).

Criteria for Modification of the Residential Design Standards
Renton Municipal Code, section 4-2-115, lists elements that are required to be included in all residential
development in the zones stated in subsection B of this Section. Each element includes both standards and
guidelines. Standards are provided for predictability. These standards specify a prescriptive manner in which the
requirement can be met. Guidelines for each element are provided for flexibility. These guidelines provide
direction for those who seek to meet the required element in a manner that is different from the standards.

l. The existing 10 feet of landscaping within the front yard shall be cleaned up, pruned, and maintained.
2. The existing siding of the structure shall be cleaned and/or power washed in order to comply with the
intent of Renton Municipal Code, section 4-2-115E3 "Materials and Color".
The decision to approve the modification(s) will become final if not appealed in writing together with the required
fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057 on or before 5:00 pm, on
January 21, 2016. Additional information regarding the appeal process may be obtained from the Renton City
Clerk's office, Renton City Hall-7'" Floor, (425) 430-6510.
This decision expressly approves the specific request(s} to: eliminate the required front yard entry walk, retain the
existing primary entry, which does not face a street or have inset windows, and retain existing vinyl siding, which
