SURVEY NOTES:
1. THIS LOT LINE ADJUSTMENT WAS CALCULATED USING THE CORRECTED PLAT RENTON
HIGHLANDS NO. 2 AS RECORDED ON AUGUST 8, 1956 UNDER RECORDING NUMBER 4719044
AS IT IS THE UNDERLYING PLAT FOR ALL THE AFFECTED PARCELS. THE PROBLEM WITH THIS
PLAT IS THAT WHILE THE EXTERIOR BOUNDARY OF SAID PLAT AS DESCRIBED ON THE FIRST
PAGE CLOSES WELL, THE NUMBERS WITHIN THE PLAT DO NOT ADD UP, A PROBLEM
ACKNOWLEDGED BY THE CITY AT THE BEGINNING OF THIS PROJECT AS WELL AS OTHER
RECORDED SURVEYS IN THE AREA. WHILE DIFFERENT DECISIONS ON WHICH PLAT 1-------------------------------. INFORMATION TO HOLD OR IGNORE COULD BE MADE. IT WOULD BE DIFFICULT TO STATE THAT
ONE IS MORE THAN ANOTHER AS SO FEW PLAT DIMENSIONS WORK TOGETHER. PROBABLY OWNER'S DECLARATION:

THE MOST SIGNIFICANT DECISION WAS TO CALCULATE THE GLENWOOD AVE NE (G ST)
CENTERLINE PER PLAT GEOMETRY CONTAINING MINOR DIFFERENCES, THEN HOLDING THE
GEOMETRY ON THE MIDPOINT OF THE TWO FOUND MONUMENTS ALONG THE TANGENT OF
GLENWOOD AVE NE. THE PROBLEM WITH THAT DECISION IS THAT THE TWO INTERSECTIONS
OF GLENWOOD AVE NE (G ST) WITH HARRINGTON AVE NE (H ST) ENDED UP APPROXIMATELY
5 FEET FARTHER SOUTH FROM NE 12TH ST THEN THE PLAT SHOWS. THE ·oNLY ROAD
MONUMENTS FOUND ON HARRINGTON WERE AT THE INTERSECTION OF NE 12TH ST TO THE
NORTH OF THE PROJECT AND THE INTERSECTION WITH NE SUNSET BLVD AT THE SOUTH SIDE
OF THE PROJECT. THE HARRINGTON AVE CENTERLINE GEOMETRY FIT ACCEPTABLY BETWEEN
THOSE 2 MONUMENTS. AFTER REVIEWING THE UNDERLYING PLAT, RECORDED SURVEYS IN THE
AREA, LEGAL DESCRIPTIONS OF THE ROAD CENTERLINES PROVIDED BY THE CITY OF RENTON
AND RESULTING CONVERSATIONS WITH CITY STAFF, IN THE END I HELD THE POSITIONS OF
THE RELATIVELY FEW ROAD MONUMENTS RECOVERED FOR THE RIGHT OF WAY CALCULATIONS.
WITH RESPECT TO THE PROPERTY LINES DEFINING THE NORTH END OF THE PROJECT IN
BLOCK 41, 3 OF THE 4 PROPERTY CORNERS WERE RECOVERED AS WELL AS THE 3
PROPERTY CORNERS TO THE NORTH OF THE PROJECT ALONG THE NORTH SIDE OF LOTS 6
AND 11 WHICH THE PROJECT ABUTS ON THE SOUTH SIDE. THE DIMENSIONS BETWEEN THE
RECOVERED PROPERTY CORNERS. IN GENERAL, WERE ACCEPTABLE AND BY HOLDING PLAT
DIMENSIONS FROM THE RECOVERED PROPERTY CORNERS, THE MISSING CORNER IN BLOCK 41
WAS CALCULATED, DEFINING THE NORTH END OF THE PROJECT, IN CONSIDERATION OF LINES
OF OCCUPATION IN ORDER TO MITIGATE POTENTIAL ENCROACHMENTS.
ONE OTHER SIGNIFICANT BOUNDARY DECISION WORTH NOTING PERTAINS TO THE WEST
SIDE OF GLENNWOOD IN BLOCK 42. A PREVIOUS SURVEYOR, POSSIBLY THE ORIGINAL
SURVEYOR, SET IRON PIPES DEFINING THE FRONT PROPERTY CORNERS ALONG THE WEST SIDE
OF GLENN WOOD. THE SURVEYOR APPARENTLY BEGAN AT THE NORTH END OF THE
GLENNWOOD TANGENT IN LOT 8 AND SET IRON PIPES AT PLAT DISTANCES PROCEEDING SOUTH
ALONG THE WEST SIDE OF GLENNWOOD. LOT DIMENSIONS ALONG THE WEST SIDE OF
GLENNWOOD WITHIN THE TANGENT PORTION THERE OF, FROM LOT 8 TO LOT 12, ADD UP TO
429. 76 FEET. HOWEVER THE CENTERLINE MONUMENT TO MONUMENT PLAT TANGENT DIMENSION
IS 414.24 FEET, RESULTING IN A 15.5 FOOT BUST IN THE PLAT. RECORDED DOCUMENTS IN
THE AREA, EX: 20101007900007, AS WELL AS LINES OF OCCUPATION FOLLOW PLAT
DIMENSIONS PROPORTIONATE DIMENSIONS TYPICAL OF STANDARD SURVEY PRACTICES WHEN A
SITUATION OF THIS NATURE PRESENTS ITSELF. THIS IMPACTS THE LOT LINE ADJUSTMENT
BECAUSE AN IRON PIPE WAS RECOVERED FITTING THE OCCUPATION LINE BETWEEN LOT 13
AND TRACT 42A WHICH IS ALSO THE NORTH LINE OF NEW PARCEL 4. THE IRON PIPE WAS
FOUND 2.6' INTO THE CALCULATED RIGHT OF WAY AND WILL NOT BE HELD FOR RIGHT OF
WAY BUT WILL BE HELD TO ESTABLISH THE PROPERTY LINE. THE PLAT LOT DIMENSIONS
ALONG THE "BACK", WEST SIDE, OF BLOCK 42 AND BLOCK 35 ADD UP TO THE 1629.10 FEET
CALLED OUT ON THE PLAT AND EXTERIOR PARCEL DESCRIPTION FROM PAGE 1. THE
NUMBERS ALONG THIS BOUNDARY LINE CONTAIN NO SIMILAR DISCREPANCIES SO THEREFORE
PLAT DISTANCE WAS HELD TO ESTABLISH THE SOUTHWEST CORNER OF LOT 13, AKA THE
NORTHWEST CORNER TRACT 42A, AKA NORTHWEST CORNER OF THE NEW PARCEL 4. THE
RESULTING PROPERTY LINE HOLDS PLAT AS COMPUTED FROM THE SOUTHWEST CORNER OF
LOT 13 TO THE RECOVERED IRON PIPE AT THE SOUTHEAST CORNER OF-LOT 13, FITTING
OCCUPATION AS WELL.
2. ALL TITLE INFORMATION SHOWN ON THIS MAP HAS BEEN EXTRACTED FROM FIRST AMERICAN
TITLE INSURANCE COMPANY, GUARANTEE NUMBER 5003353~ 1959956 DATED NOVEMBER 9,
2015. IN PREPARING THIS MAP PERTEET, INC. HAS RELIED WHOLLY ON FIRST AMERICAN
TITLE COMPANY REPRESENTATIONS OF THE TITLE'S CONDITION TO PREPARE THIS SURVEY AND
