Project Description: The applicant is requesting a modification to the residential design standards
(RMC 4-2-115E) to build a more contemporary or modern style home on proposed elevation plan
Type 4022A for Greenleaf 2 (LUA16-000173). The proposed project site is within the Residential - 8
(R-8) dwelling units per acre zoning classification, and is located on the east side of 108th Ave SE.
Plan Type 4022A will be used for Lot 2.

Staff agrees with the applicant's justification for Modification of Residential Design Requirements. The proposal
satisfies the criteria listed in RMC 4-2-115A.2 for approval of residential design modifications. Therefore, the
Greenleaf 2 Plan Type 4022A Residential Design Modification of the residential design requirements for the
proposed single-family residential structure, Project Number LUA16-000939, MOD is approved.

The decision to approve the modification(s) will become final if not appealed in writing together with the required
fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057 on or before 5:00 pm, on
January 3, 2017. Additional information regarding the appeal process may be obtained from the Renton City Clerk's
office, Renton City Hall-J'h Floor, (425) 430-6510.
This decision expressly approves the specific request(s) to: reduce the setback of garage from the front of the
house and/or front parch to less than the required 8 feet (8') and sized so that the garage represents more than
fifty percent (50%) of the width af the front fa~ade at graund level on the proposed house located on Lat 2 (10736
Sf 188th St) of Greenleaf 2 Short Plat. Other design elements or representations, provided within the submitted
applicatian materials, are excluded from this approval and would be subject to the Renton Municipal Code in
effect at the time of building permit application.

Brief Summary of Request: We would like to request modification to the residential design requirements so that
we can build houses with a more contemporary/modern style. We believe that these houses will present nicely as
a neighborhood and will attract homebuyers to Renton. The architectural style of these homes has been very well
received by homebuyers at our other plats in Renton.
Please list the code section you are requesting a modification from and the "Standards" for that specific code.
Write the points of justification and reasoning to grant the modification.
Code Section: 4-2-115E.1. "Garages" Justification: We have designed these plans with a
Standard: specific contemporary styling. Due to the modern

1. Will meet the objectives and safety, function, appearance, environmental protection and maintainability
intended by the Code requirements, based upon sound engineering judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
