HomeMy WebLinkAboutTR_Tree_Replacement_Justification_241015_v1.pdfOctober 15th, 2024 City of Renton Renton City Hall, 6th Floor 1055 South Grady Way Renton, WA 98057 Regarding: Sunset Highlands Medical Office Shell – Tree Retention and Credit Worksheet (Tree Replacement Justification) TREE REPLACEMENT JUSTIFICATION We are proposing replacement in lieu of retention for 0.67 trees. There are 4 large trees on the site, two of which will be maintained (that are located in the stream buffer). The other two trees (located on the west side of the site we are proposing to remove. This leaves us with 0.6666 trees required for replacement in lieu of retention (see Tree Mitigation and Tree Credit Worksheet). There is a large, protected stream area on the south side of the site which leaves very little room for bioretention and parking. We have minimized these as much as possible, however the two trees on the west side of the site are obstructing a reasonable use of the property (per 4-4-130.H.1.e.i.a). Tree #1 (per Arborist Report) is located in one of the few locations for us to achieve the minimum parking requirement for the building, and Tree #2 is located where we need a bioretention pond. Neither of these items can be moved due to the stringent nature of the site, so we are proposing overplanting trees to achieve Renton’s goal of high tree count. We have used the larger tree removed (Tree #1) in the replacement calculation. This tree requires 11 credits of replacement. The site (based on square footage and trees per acre) requires 20.18 credits. In total, we are required to provide 31.18 tree credits. We have provided 85 total credits. We believe this substantial number of extra credits (2.75 times more than required) warrants replacement in lieu of retention. Thank you, Tyler Graff | Assistant Project Manager Graves+Associates
