Albertson's,
We do not know if he has so applied, and we would appreciate any informa-
tion you might give us. .
Before any permit is granted so using the parking lot of Albertson's, we
should first review the same before Albertson's consents thereto.

ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE CITY OF
RENTON FROM SINGLE RESIDENCE DISTRICT (R-1) TO BUSINESS DISTRICT
(B-1)
ORDINANCE NO. A L/ ¢
WHEREAS under Chapter VII, Title IV, (Building Regulations) of Ordinance
No. 1628 known as the "Code of General Ordinances of the City of Renton", as amended,
and the maps adopted in conjunction therewith, the property hereinbelow described
has heretofore been zoned as Single Residence District (R-1); and
WHEREAS a proper petition for change of zone classification of said
property has been filed with the City Clerk on or about June 5, 1968, which petition
was duly referred to the Planning Commission for investigation, study and public
hearing, and a public hearing having been held thereon on or about June 26, 1968,
and said matter having been duly considered by the Planning Commission, and said
rezoning request being in conformity with the City's Comprehensive Plan, and all
parties having been heard appearing in support thereof or in opposition thereto,
NOW THEREFORE
BE IT RESOLVED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, AS FOLLOWS:
SECTION I: The following described property in the City of Renton is
hereby rezoned to Business District (B-1); the City Engineer and the Planning
Director are hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to-wit:

to plat recorded in Volume 63 of plats, page 72, records of
King County, Washington

property under consideration. These uses, Mrs. Peterson claimed,
justified her client's request for R-3 zoning and stated further
that a lesser zoning would not be acceptable to her client.
Mrs. F. E. Lawrence, the applicant, also spoke on behalf of the
rezone request.
The following people in the audience spoke in opposition to the
proposed rezone, citing the deplorable sewage disposal situation
in the area: Mr. Walter Tracy, 10227 S.E. 94th St.; Mr. Alexander,
10205 S.E. 94th St.; Mr. Chauncey Betts, 10046 S.E. 94th St.; Mr.
Vernon Jarvis, 10023 S.E. 94th St.; together with several uniden-
tified ladies.
After considerable further discussion regarding the sewage disposal
problem in the area, it was moved by Stredicke, seconded by Denzer,
that the hearing be closed. Motion carried unanimously.
ACTION:
MOVED BY STREDICKE, SECONDED BY ROSS, THAT THE REZONE APPLICATION
OF F. E. LAWRENCE FOR R-3 ZONING BE DENIED FOR THE SAME REASONS
AS STATED IN THE CAYFORD-HUSELAND REQUEST; NAMELY, (1) THE REQUEST
IS NOT IN AGREEMENT WITH THE INTENT OF THE COMPREHENSIVE PLAN;
(2) SEWERS ARE NOT NOW PRESENTLY AVAILABLE; AND (3) SUCH REZONE
WOULD HAVE A VERY DEFINITE DETRIMENTAL EFFECT ON ADJACENT PROP-
ERTY. MOTION CARRIED; DENZER DISSENTING.
The Chairman advised the applicant of the right to appeal the
decision of the Planning Commission in writing to the City Council
within ten days.
(g) BIGGINS, CHESTER, Appl. No. R-474-68; rezone from R-1 to R-3;
property located at 2515 Sunset Blvd. E.
The Chairman described the rezone application. The Planning
Director pointed out the location of the property on the zoning
map. Slides of the property were shown.
Comments from the audience were invited. There were none.
Moved by Stredicke, seconded by Denzer, that the hearing be closed.
Motion carried unanimously.
ACTION:
MOVED BY STREDICKE, SECONDED BY DENZER, THAT THE REZONE REQUEST OF
CHESTER BIGGINS FOR R-3 ZONING BE GRANTED AS IT AGREES WITH THE
COMPREHENSIVE PLAN AND THIS RECOMMENDATION BE FORWARDED TO THE
CITY COUNCIL FOR APPROVAL. MOTION CARRIED UNANIMOUSLY.
- (h) BAKAMUS, ALEC, Appl. No. R-475-68; rezone from R-l to B-l;
property located on K St. between Sunset Blvd. E. and lOth Ave. N.
The Chairman described the rezone request; the Planning Director
pointed out the location of the property on the zoning map and
described surrounding uses. Slides of the property were shown. Discussion followed concerning the proposed development of the
property which the owner indicated would be for employee parking.
The Planning Director stated it was his suggestion that screening
be provided along K Street. Racanello felt that no access should

be allowed to the property from K Street.
Comments from the audience were invited. Mr. Dave Dobson, repre-
senting the applicant, spoke on behalf of the rezone request,
indicating the rezone was a logical extension of the adjacent
business zoning.
As there were no further comments, it was moved by Stredicke,
seconded by Denzer, that the hearing be closed. Motion carr’ -d
unanimously.
Racanello stated again he felt that unless no access to the prop-
erty was permitted from K Street that such access could become a
major ingress-egress adding to the already considerable traffic
on K Street.

MOVED BY STREDICKE, SECONDED BY STERLING, THAT THE PLANNING COM-
MESSION GRANT THE REZONE REQUEST OF ALEC BAKAMUS FOR B-1 ZONING
AND FORWARD THIS RECOMMENDATION TO THE. CITY COUNCIL FOR APPROVAL
AS IT AGREES WITH THE COMPREHENSIVE PLAN. MOTION CARRIED;

The Chairman noted that several people were in the audience re-
garding sign permit applications and suggested the Commission
move ahead on the agenda to those items to accommodate these
people waiting.
SIGN PERMIT APPROVALS
(q) ROBINSON & LYON FORD; sign location--Rainier Avenue and
Grady Way
The Chairman described the application for the proposed sign.
Mr. Jim Lyon, representing Robinson & Lyon Ford, displayed a
model of the proposed sign and stated it was a standard design
as developed by the Ford Motor Company.
Slides of the general area were shown.
Mr. Lyon discussed his company's efforts to improve development
of the area with underground power lines, landscaping, etc. It
was noted that a variance for height and setback will be required.
Mr. Lyon has made application to the Board of Adjustment with
reference to this matter.
Upon inquiry, the Planning Director stated the staff had no
objections to the proposed sign provided it meets City ordinance
requirements.
ACTION:
MOVED BY STREDICKE, SECONDED BY DENZER, THAT THE SIGN PERMIT
APPLICATION OF ROBINSON & LYON FORD BE APPROVED SUBJECT TO
COMPLIANCE WITH CITY ORDINANCE REQUIREMENTS. MOTION CARRIED

MEETINGS
(a) Joint Study Session with City Council
The Planning Director indicated that the possibility of a joint
study session with the City Council with reference to revisions
to the Comprehensive Plan had been discussed with the Council
President. Since the Council already had meetings scheduled for
June 18 and 19, it was suggested that the joint session be held
on the evening of June 18, 1968. The Planning Commission was requested to concur with this suggested date; proposed meeting
to be held in the City Hall Council Chamber at 7:30 P.M.

MOVED BY RACANELLO, SECONDED BY ROSS, THAT THE PLANNING COMMISSION
MEET WITH THE CITY COUNCIL IN JOINT SESSION ON JUNE 18, 1968, CITY

While the Commission has established the policy of holding their
