THIS DEED OF TRUST is made this _ day of August, 2016, between Renton Special
Care Community, LLC, a Washington limited liability company ("Grantor"), whose
address is 2731 - 77'1' Ave SE, 4203, Mercer Island, Washington 98040; Rainier Title
Company ("Trustee"), whose address is 1501 4`h Avenue, Suite 300, Seattle, Washington
98101; and Margery Subic, in sole and separate estate, ("Beneficiary"), whose address is
10350 Rainier Avenue S, Seattle, Washington 98178.
WITNESSETH:
Grantor hereby bargains, sells and conveys to Trustee in Trust, with power of sale, that
certain real property in King, County, Washington legally described as follows:
The South half of Lot 15, Block 4, Aker's Farm No. 5, according to the plat
thereof recorded in Volume 40 of plats, page 27, records of King County, Washington.
which real property is not used principally for agricultural or farming purposes, together
with all the tenements, hereditaments, and appurtenances now or hereafter thereunto
belonging or in any way appertaining, and the rents, issues and profits thereof.
This deed of trust is for the purpose of securing performance of each agreement of
Grantor herein contained, and payment of the sum of Three Hundred Sixty -Six Thousand
Six Hundred Sixty -Six Dollars ($366,666.00), with interest, in accordance with the terms
of a promissory note of even date herewith, payable to Beneficiary or order, and made by
Grantor, and all renewals, modifications and extensions thereof, and also such further
sums as may be advanced or loaned by Beneficiary to Grantor, or any of their successors
or assigns, together with interest thereon at the rate of len percent (10%) per annum.
To protect the security of this Deed of Trust, Grantor covenants and agrees
1. To keep the property in good condition and repair; to permit no waste
thereof; and to comply with all laws, ordinances, regulations, covenants, conditions and
restrictions affecting the property.
2. To pay before delinquent all lawful taxes and assessments upon the
property; and to keep the property free and clear of all other charges, liens or
encumbrances impairing the security of this Deed of Trust. Beneficiary shall not be
required to subordinate the lien of this Deed of Trust to any other liens, claims or
encumbrances.
3. To keep the property continuously insured against loss by fire or other
hazards in an amount of not less than the total debt secured by this Deed of Trust. All
policies shall be in such companies as the Beneficiary may approve and have loss payable
first to the Beneficiary as its interest may appear and then to the Grantor. The amount
collected and payable to Beneficiary under any insurance policy may be applied upon any
indebtedness hereby secured in such order as the Beneficiary shall determine. Such
application by the Beneficiary shall not cause discontinuance of any proceedings to
foreclose this Deed of Trust. Such policy may not be canceled without fifteen (15) days
notice to Beneficiary. In the event of foreclosure, all rights of the Grantor in insurance
policies then in force shall pass to the purchaser at the foreclosure sale.
4. To defend any action or proceeding purporting to affect the security hereof
or the rights or powers of Beneficiary or Trustee, and to pay all costs and expenses,
including cost of title search and attorney's fees in a reasonable amount, in any such
action or proceeding, and in any suit brought by Beneficiary to foreclose this Deed of
Trust.
5. To pay all costs, fees and expenses in connection with this Deed of Trust,
including the expenses of the Trustee incurred in enforcing the obligation secured hereby
and Trustee's and attorney's fees actually incurred, as provided by statute.
6. Should Grantor fail to pay when due any taxes, assessments, insurance
premiums, liens, encumbrances or other charges against the property hereinabove
described, Beneficiary may pay the same, and the amount so paid, with interest at the rate
set forth in the note secured hereby, shall be added to and become a part of the debt
secured by this Deed of Trust.
IT IS MUTUALLY AGREED THAT:
1. In the event any portion of the property is taken or damaged in an eminent
domain proceeding, the entire amount of the award or such portion thereof as may be
necessary to fully satisfy the obligation secured hereby, shall be paid to Beneficiary to be
applied to said obligation.
2. By accepting payment of any sum secured hereby after its due date,
Beneficiary does not waive its right to require prompt payment when due of all other
sums so secured or to declare default for failure to so pay.
3. The Trustee shall reconvey all or any part of the property covered by this
Deed of Trust to the person entitled thereto, on written request of the Grantor and the
Beneficiary, or upon satisfaction of the obligation secured and written request for
reconveyance made by the Beneficiary or the person entitled thereto.
4. Upon default by Grantor in the payment of any indebtedness secured
hereby or in the performance of any agreement contained herein, all sums secured hereby
shall immediately become due and payable at the option of the Beneficiary. In such
event and upon written request of Beneficiary, Trustee shall sell the trust property, in
accordance with the Washington Deed of Trust Act, at public auction to the highest
bidder. Any person except Trustee may bid at Trustee's sale. Trustee shall apply the
proceeds of the sale as follows: (1) to the expense of the sale, including a reasonable
Trustee's fee and attorney's fee; (2) to the obligation secured by this Deed of Trust;
(3) the surplus, if any, shall be distributed to the persons entitled thereto or may be
deposited (less clerk's filing fee) with the clerk of the superior court of the county in
which sale takes place.
5. Trustee shall deliver to the purchaser at the sale its deed, without warranty,
which shall convey to the purchaser the interest in the property which Grantor had or had
the power to convey at the time of his execution of this Deed of Trust, and such as he
may have acquired thereafter. Trustee's deed shall recite the facts showing that the sale
was conducted in compliance with all the requirements of law and of this Deed of Trust,
which recital shall be prima facia evidence of such compliance and conclusive evidence
thereof in favor of bona fide purchasers and encumbrances for value.
6. The power of sale conferred by this Deed of Trust and by the Deed of
Trust Act of the State of Washington is not an exclusive remedy. Beneficiary may cause
this Deed of Trust to be foreclosed as a mortgage.
7. In the event of the death, incapacity, disability or resignation of Trustee,
Beneficiary may appoint in writing a successor trustee, and upon the recording of such
appointment in the mortgage records of the county in which this Deed of Trust is
recorded, the successor trustee shall be vested with all powers of the original trustee. The
trustee is not obligated to notify any party hereto of pending sale under any other Deed of
Trust or of any action or proceeding in which Grantor, Trustee or Beneficiary shall be a
parry unless such action or proceeding is brought by the Trustee.
8. This Deed of Trust applies to, inures to the benefit of, and is binding not
only on the parties hereto, but on their heirs, devisees, legatees, administrators, executors,
successors and assigns. The term Beneficiary shall mean the holder and owner of the
note secured hereby, whether or not named as Beneficiary herein.
9. Grantor may not sell, assign, transfer or otherwise convey the properly
without Beneficiary's prior written consent. Any such transfer without Beneficiary's
prior written consent shall constitute a default under this Deed of Trust and shall give
Beneficiary the right to declare the amount secured hereby immediately due and payable.
This right may be exercised at any time after a transfer. Acceptance of one or more
payments from Grantor or any other person or entity shall not constitute the waiver of
Beneficiary's rights hereunder, and approval of any transfer shall not constitute a wavier
of these rights as to any subsequent transfer. At Beneficiary's sole option, after
approving the creditworthiness of any proposed purchaser, Beneficiary may consent to a
sale, conveyance or transfer of the property.

The Grantor warrants that their title is free and clear of all encumbrances

If the property of the Grantors at the time of granting this easement is unpl-
atted but is platted prior to the recording of this document, then the Grantors do hereby
authorize the Grantee to add to this agreement the designation (volume and page, etc) of
such plat.
The Grantor acknowledges that part of the consideration being paid by the Gran-
tee is for any and all damage resulting to or resulting hereafter from the possible in-
terference of the natural flow of surface waters by Grantee's digging of pipe lines which
may disturb the soil composition within said easement.
The said Grantee shall have the right without prior institution of any suit or
proceeding at law, at such time as may be necessary, to enter upon the easement for the

For and in consideration of good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, RENTON SPECIAL CARE COMMUNITY, LLC, a Washington limited liability company ("Owner'
herein), hereby grants and conveys to PUGET SOUND ENERGY, INC., a Washington corporation ("PSE"
herein), for the purposes described below, a nonexclusive perpetual easement over, under, along across and
through the following described real property (the "Property" herein) in King County, Washington:
SEE EXHIBIT "A" ATTACHED HERETO AND BY THIS REFERENCE MADE A PART HEREOF.
Except as may be otherwise set forth herein PSE's rights shall be exercised upon that portion of the Property
("Easement Area" herein) described as follows:
An Easement Area Ten (10) feet in width having Five (5) feet of such width on each side of a centerline described
as follows:
THE CENTERLINE OF PSE'S FACILITIES AS NOW CONSTRUCTED, TO BE CONSTRUCTED,
EXTENDED OR RELOCATED LYING WITHIN THE PROPERTY.
1. Purpose. PSE shall have the right to use the Easement Area to construct, operate, maintain, repair,
replace, improve, remove, upgrade and extend one or more utility systems for purposes of transmission, distribution
and sale of gas and electricity. Such systems may include, but are not limited to:
Underground facilities. Conduits, lines, cables, vaults, switches and transformers for electricity; pipes,
pipelines, mains, laterals, conduits, regulators, gauges and rectifiers for gas; fiber optic cable and other
lines, cables and facilities for communications; semi -buried or ground -mounted facilities and pads,
manholes, meters, fixtures, attachments and any and all other facilities or appurtenances necessary or
convenient to any or all of the foregoing.
Overhead facilities. Poles and other support structures with crossarms, braces, guys and anchors; electric
transmission and distribution lines; fiber optic cable and other lines, cables and facilities for
communications; transformers, street lights, meters, fixtures, attachments and any and all other facilities or
appurtenances necessary or convenient to any or all of the foregoing.

Following the initial construction of all or a portion of its systems, PSE may, from time to time, construct
such additional facilities as it may require for such systems. PSE shall have the right of access to the Easement
Area over and across the Property to enable PSE to exercise its rights granted in this easement.
2. Easement Area Clearing and Maintenance. PSE shall have the right, but not the obligation to cut,
remove and dispose of any and all brush, trees or other vegetation in the Easement Area. PSE shall also have the
right, but not the obligation, to control, on a continuing basis and by any prudent and reasonable means, the
establishment and growth of brush, trees or other vegetation in the Easement Area.
3. Trees Outside Easement Area. PSE shall have the right to cut, trim remove and dispose of any trees
located on the Property outside the Easement Area that could, in PSE's sole judgment, interfere with or create a
hazard to PSE's systems. PSE shall, except in the event of an emergency, prior to the exercise of such right,
identify such trees and make a reasonable effort to give Owner prior notice that such trees will be cut, trimmed,
removed or disposed. Owner shall be entitled to compensation for the actual market value of merchantable timber (if
any) cut and removed from the Property by PSE.
4. Restoration. Following Initial installation, repair or extension of its facilities, PSE shall, to the extent
reasonably practicable, restore landscaping and surfaces and portions of the Property affected by PSE's work to the
condition existing immediately prior to such work, unless said work was done at the request of Owner, in which case
Owner shall be responsible for such restoration. All restoration which is the responsibility of PSE shall be performed
as soon as reasonably possible after the completion of PSE's work and shall be coordinated with Owner so as to
cause the minimum amount of disruption to Owner's use of the Property.
5. Owner's Use of Easement Area. Owner reserves the right to use the Easement Area for any purpose
• not inconsistent with the rights herein granted, provided, however, Owner shall not excavate within or otherwise
change the grade of the Easement Area or construct or maintain any buildings or structures on the Easement Area
and Owner shall do no blasting within 300 feet of PSE's facilities without PSE's prior written consent.
6. Indemnity. PSE agrees to indemnify Owner from and against liability incurred by Owner as a result of
the negligence. of PSE or its contractors in the exercise of the rights herein granted to PSE, but nothing herein shall
require PSE to indemnify Owner for that portion of any such liability attributable to the negligence of Owner or the
negligence of others.
7. Termination. The rights herein granted shall continue until such time as PSE terminates such right by
written instrument. If terminated, any improvements remaining in the Easement Area shall become the property of
Owner. No termination shall be deemed to have occurred by PSE's failure to install its systems on the Easement
Area.
8. Successors and Assigns. PSE shall have the right to assign, apportion or otherwise transfer any or all
of its rights, benetits, privileges and interests arising in and under this easement. Without limiting the generality of
the foregoing, the rights and obligations of the parties shall be binding upon their respective successors and assigns.
