The Narrative provides the description of the proposed project with the required information. Any information not included means it is not applicable to this project. The project name is Dang Residence Remodel. The only land use permit required for this project is the Routine Vegetation Management Permit. The zoning designation of the site and the adjacent properties is R-8. The current use of the site is a mobile home that has been there since 1985. The soil type has been determined. The impervious surfaces drain on site and are not connected to the City storm draining system. The owner proposes to continue the current use of the site’s mobile. They only want to remodel the mobile home to more livable conditions. No further development is being proposed. There is currently a concrete driveway to the mobile from the street. The estimated construction cost for the remodel of the mobile home is approximately $20,000. The estimated fair market value of the project is approximately $30,000. The City has determined that 8 trees were already removed prior to getting a permit. No other trees are to be removed. The City has informed the owner that they must plant 31 inches of trees to mitigate a significant that was removed. The owner is proposing the plant 14 trees equaling 28 inches. The owner will pay the fee in lieu for the 3 inches that is short of planting 31 inches. Attached are the Site Plans and Tree Retention Plans that shows the existing trees and the trees to be planted. If you have any questions or concerns, please do not hesitate to contact me.
