During our review, staff has determined that additional information is necessary in order to proceed further. The following will need to be corrected and submitted before March 7, 2018 so that we may continue the review of the above subject application: 1. The submitted project narrative discloses that the proposed single family residence would include an accessory dwelling unit within the house. The City’s adopted regulations require that all accessory dwelling units be detached from the primary residence. In addition, accessory dwelling units are permitted with the approval of an Administrative Conditional Use Permit. If the applicant decides to move forward with a detached accessory dwelling unit, an application for an Administrative Conditional Use Permit shall be submitted for review concurrently with the shoreline permit. 2. In addition, if the applicant decides to move forward with the application for an accessory dwelling unit, it is unlikely that the proposal would qualify as a Shoreline Exemption and may instead require a Shoreline Substantial Development Permit. Once the applicant has reviewed the above comments and amended necessary plan sets and studies to bring the project closer to compliance with Renton Municipal Code, the applicant shall submit electronic copies of the any modified plan sheets, narratives, and studies in compliance with the City’s electronic plan review standards.
