The following memorandum outlines the order in which the development will be built and the estimated timeline for each scope item. In order to minimize the number of site retaining walls that the sloping topography necessitates, we have designed all units to be either daylight or tuck-under. This allows us to integrate almost all of the walls into the foundations of the buildings themselves and produce a superior concept that will maximize natural light, views and the pedestrian experience of the sloping site and it's open spaces. This approach necessitates the consolidation of the on-site subgrade infrastructure improvements into a single excavation phase along with the building foundations themselves. After conversations with City Staff, it is our intent to construct the project in one continuous construction phase, and to directly follow mass excavation with the installation of the on-site vault, building foundations, as well as all on-site utilities, prior to back-filling and rough grading the site for vertical construction and surface improvements. Two concepts discussed to date include early approval of foundation installation and expanded bonding to allow vertical construction to commence prior to final plat approval. The benefits of a consolidated construction phase are multifold: construction impacts to the neighborhood are minimized, and the physical disturbance and potential for construction related erosion is greatly reduced by avoiding a second excavation phase for building foundations. We are looking forward to open communication with Staff about achieving this important goal for the project and community:
