covenants running with the land as to use, present and future, of the above described real

NOW, THEREFORE, the aforesaid Grantor hereby establishes, grants and imposes restrictions
and covenants running with the land hereto attached described with respect to the use by the
undersigned, his successors, heirs, and assigns as follows:

Grantor hereby agrees and covenants that Grantor, its successors, heirs and assigns,
including those who may acquire merely a partial interest in the subject property,
construct and must receive final construction approval from the City of Renton (the
"City") for the on and offsite improvements shown on the approved construction
drawings on file with the City under reference number 3908. (Such on and offsite
improvements are hereinafter the "Required Construction Improvements.") The
Required Construction Improvements are associated with the short subdivision of the
property reviewed by the City as the "Carpenter Short Plat" under City File No. LUA-14-
001200-SHPL-A (the "Short Plat"). Until the City has issued final construction approval of
the Required Construction Improvements, the City will not accept building permit
applications, and will not issue building permits, for any lot within the Short Plat.
