Easement located on Lots 1 and 3, is for the benefit of Lots 1 and 3, as shown on Exhibit B. The cost of maintenance, repairs or reconstruction of the storm drainage system within the easement shall be borne in equal shares between to owners of Lots 1 and 3. The owners of Lot 1 and 3 shall have the right of entry for that purpose. Grantor shall retain the right to use said easement area as long as said use does not interfere with the easement rights conveyed therein. At such time as title and possession of Lots 1 or 3 has been sold, transferred or otherwise conveyed to any third party, said easement shall become effective and binding. The covenants herein shall run with the land and shall forever be binding on the Grantors', and Grantees' heirs, successors, and assigns.
