Easement located on Lots 2 and 3, is for the benefit of Lots 2, 3, and offsite properties to the west, as shown on Exhibit B. The cost of maintenance, repairs or reconstruction of the private road and utility system within the easement shall be borne in equal shares between to owners of Lots 2, 3 and offsite properties to the west. The owner of Lots 2 and 3 shall have the right of entry for that purpose. Grantor shall retain the right to use said easement area as long as said use does not interfere with the easement rights conveyed therein. At such time as title and possession of Lots 2 and 3 has been sold, transferred or otherwise conveyed to any third party, said easement shall become effective and binding.
