PRIVATE ACCESS AND UTILITY EASEMENT
Grantor, Wei Lai Development, LLC, the owner of Parcel B Renton Lot Line Adjustment,
LUA-99-149, in consideration of mutual benefits, hereby grants to Grantee, Wei Lai
Development, LLC, the owner of future Lot 3, of City of Renton Short Plat LUA14-001200,
Private Access and Utility Easement, the right to use the property listed in Exhibit A,
shown in Exhibit B, attached hereto and by this made a part herein, for the purposes of
constructing and installing, reconstructing, replacing, repairing, maintaining, operating, and
using a private road and private utilities.
Easement located on Lots 2 and 3, is for the benefit of Lots 2, 3, and offsite properties to the
west, as shown on Exhibit B. The cost of maintenance, repairs or reconstruction of the
private road and utility system within the easement shall be borne in equal shares between to
owners of Lots 2, 3 and offsite properties to the west. The owner of Lots 2 and 3 shall have
the right of entry for that purpose.
Grantor shall retain the right to use said easement area as long as said use does not interfere
with the easement rights conveyed therein.
At such time as title and possession of Lots 2 and 3 has been sold, transferred or
otherwise conveyed to any third party, said easement shall become effective and
binding.
The covenants herein shall run with the land and shall forever be binding on the Grantors',
and Grantees' heirs, successors, and assigns.
