All departments have completed their review of the final plat. Below are review comments from each section. If you
have any questions, please contact each reviewer.
Once all the corrections have been made, please provide an electronic file with all the resubmittals and one hard copy of
a response letter, the CCRs and final plat.
Addressing Review

1. A landscape inspection is required prior to final plat approval. Please contact me when the landscaping is installed for
a landscape inspection.
Engineering Review Comments

1. A signed off utility construction permit is required prior to final plat recording. Continue to coordinate with me for
final items needed prior to signing off of the utility construction permit. Please have your contractor coordinate with
the Public Works Inspector for all construction related items that need to be completed.
2. CCRs: Document refers to Private Roads B and C. Plat map shows Private Road B as Tract D and Private Road C as
Orcas Ct. NE.
Update the CCRs to conform to the naming shown on the plat map.
3. Final Plat Map Sheet 1 Dedication Paragraph 7: Stormwater vault in Tract A will be maintained by the City after a two
maintenance warranty. This paragraph mentions an emergency maintenance easement. Please clarify what this means
and clearly state that the stormwater vault in Tract A will be maintained by the City after the two year maintenance
period.
4. Final Plat Map Sheet 2 Conditions and Restrictions #2: Street trees in public right of way will be maintained by the
City. Landscaping in the planter strip will be maintained by the property owner adjacent to the landscape strip. The
landscaped areas cannot be reduced or eliminated. Update this note accordingly.
5. Final Plat Map Sheet 2 Storm Drainage Covenant: A recorded Drainage Facility Covenant per Reference 8 J of the City
Amendments to the 2009 KCSWDM shall be recorded for the stormwater pond in Tract C, the Perk Filter system, and the
storm drainage pipe and structures in Orcas Court NE. Submit the covenant for recording with the next submittal. Add
an appropriate note and recording number for the covenant to this section on Sheet 2.

6. Final Plat Map Sheet 2 Storm Drainage Covenant: An impervious surface limit covenant per Reference 8 N of the City
Amendments to the 2009 KCSWDM will be recorded for each single family building lot totaling an area of 10% less than
the maximum impervious surface for each lot allowed in the respective zone. (R 8 for Lots 1 9, R 4 for Lots 10
12). Please add a note to this effect in this section.
7. HOA Incorporation: Weston Heights is incorrectly referred to as Crestview Village in Article II.
8. Final Plat Map: Show public storm drainage maintenance easement on Tract D (hammerhead portion) so that City
maintenance crews can access Tract A from NE 7th Ct. at the stormwater access drive as shown on the approved plans.
9. Provide completed monument cards to the City prior to final plat recording.

Final Plat Review

1. Please label all private drainage easements as PRIVATE.
2. Add the following language on the face of the plat:
Storm Drainage Tract A
Tract ‘A‘ is a Public Storm Drainage tract; upon the recording of this plat, Tract ‘A’ is hereby granted and conveyed to the
Weston Heights Homeowner’s Association (HOA). An easement is hereby granted and conveyed to the City of Renton
over, under and across Tract ‘A’ for the purpose of conveying, storing, managing and facilitating storm and surface water
per the engineering plans on file with the City of Renton. The City of Renton has the right to enter said stormwater
easement for the purpose of inspecting, operating, maintaining, improving, and repairing its drainage facilities contained
therein. Only the chain link fence, flow control, water quality treatment and conveyance facilities will be considered for
formal acceptance and maintenance by the City of Renton upon completion of the two‐year maintenance bond period
and correction of any maintenance defects identified in the final inspection by the City. Maintenance of all other
improvements and landscaping on said Tract ‘A’ shall be the responsibility of the HOA. In the event that the HOA is
dissolved or otherwise fails to meet its property tax obligations, as evidenced by non‐payment of property taxes for a
period of eighteen (18) months, then each lot in this plat shall assume and have an equal and undivided ownership
interest in Tract ‘A’ previously owned by the HOA and have the attendant financial and maintenance responsibilities.
Single Family BMPs
Single family residences and other improvements constructed on the lots created by this subdivision must implement
the flow control best management practices stipulated in the approved drainage study and plans No. 3738 on file with
the City of Renton and as listed in the table below as well as any declaration of covenants and grants of easement
recorded hereon. Compliance with this stipulation must be addressed in the “single family residential building permit
drainage review” when any application is made for a building permit for the lot. A separate Declaration of Covenant for
Flow Control BMPs will be required to be submitted with each building permit.
The City of Renton shall have the right to enter the private drainage easements shown hereon to repair any deficiencies
of the drainage facility in the event the owner(s) is/are negligent in the maintenance of the drainage facilities. These
repairs shall be at the owner(s)’s cost.

Pipe Connection to City Storm
All building downspouts, footing drains and drains from all impervious surfaces such as patios and driveways shall be
connected to the permanent storm drain outlet as shown on the approved construction drawings or addressed in the
“single family residential building permit drainage review” on file with the City of Renton. This plan shall be submitted
with the application for any building permit. All connections to the downstream drainage system shall be in compliance
with City of Renton standards. All connections of the drains must be constructed and approved prior to the final building
inspection approval.
City of Renton Drainage Easement
All drainage easements within this plat, not shown as “PRIVATE” are hereby granted and conveyed to the City of Renton,
a municipal corporation, for the purposes of conveying, storing, managing, and facilitating storm and surface water per
the engineering plans approved for this Plat by the City of Renton together with the right of reasonable access (ingress
and egress), to enter said drainage easement for purposes of inspecting, operating, maintaining, repairing and improving
the drainage facilities contained therein. Note: Except for those facilities which have been formally accepted for
maintenance by the City of Renton, maintenance of drainage facilities on private property is the responsibility of the
property owner(s).
3. Add the following language in the CCRs:
