LOWER PARCEL SHALL NOT BE RESPONSIBLE FOR THE PART OF THE STORM DRAINAGE SYSTEM
ABOVE THEIR CONNECTION; AND WHEN NECESSARY TO REPAIR, CLEAN OR RECONSTRUCT THE
STORM DRAINAGE SYSTEM, THE PROPERTY OWNER(S) TO WHOM THE EASEMENT BENEFITS
SHALL HAVE A RIGHT OF ENTRY FOR THAT PURPOSE.
THE 10' PRIVATE UTILITY EASEMENT SHOWN OVER AND ACROSS LOTS 5, 6, 7, 8 AND 9 IS
ESTABLISHED FOR THE BENEFIT OF THE OWNERS OF LOTS 5, 6, 7, 8 AND 9. THE COST OF
MAINTENANCE, REPAIRS OR RECONSTRUCTION OF THAT PORTION OF THE STORM DRAINAGE OR
OTHER PRIVATE UTILITY SYSTEM USED IN COMMON SHALL BE BORNE IN EQUAL SHARES BY
THE OWNERS OF LOTS 5, 6, 7, 8 AND 9, EXCEPT THAT THE OWNERS OF ANY LOWER PARCEL
SHALL NOT BE RESPONSIBLE FOR THE PART OF THE STORM DRAINAGE SYSTEM ABOVE THEIR
CONNECTION; AND WHEN NECESSARY TO REPAIR, CLEAN OR RECONSTRUCT THE STORM
DRAINAGE SYSTEM OR OTHER PRIVATE UTILITY, THE PROPERTY OWNER(S) TO WHOM THE
EASEMENT BENEFITS SHALL HAVE A RIGHT OF ENTRY FOR THAT PURPOSE.
THE 10' PRIVATE LANDSCAPE EASEMENT OVER AND ACROSS THE EXTERIOR 10 FEET OF ALL
LOTS AND TRACTS, AS SHOWN HEREON, PARALLEL WITH AND ADJOINING THE PUBLIC STREET
FRONTAGE IS ESTABLISHED FOR THE BENEFIT ALL LOT OWNERS. MAINTENANCE OF
LANDSCAPING WITHIN THE EASEMENT IS THE RESPONSIBILITY OF THE ADJACENT PROPERTY
OWNER.
SANITARY SEWER EASEMENT
THE PUBLIC SANITARY SEWER EASEMENT OVER, UNDER, THROUGH AND UPON LOTS 8 AND 9,
IS HEREBY DEDICATED AND CONVEYED UPON THE RECORDING OF THIS PLAT TO THE CITY OF
RENTON, THEIR HEIRS, SUCCESSORS AND ASSIGNS. IN WHICH TO INSTALL, LAY, CONSTRUCT,
MAINTAIN, INSPECT, REPLACE, REPAIR, REMOVE, RENEW, USE AND OPERATE SANITARY SEWER
SYSTEMS AND APPURTENANCES FOR THIS SUBDIVISION AND OTHER PROPERTY, TOGETHER WITH
THE RIGHT TO ENTER UPON THE EASEMENT AT ALL TIMES WITH ALL NECESSARY MAINTENANCE
AND CONSTRUCTION EQUIPMENT FOR THE PURPOSES STATED. THE GRANTOR COVENANTS
THAT NO STRUCTURES SHALL BE CONSTRUCTED OVER, UPON OR WITHIN THESE EASEMENTS,
INCLUDING FENCES OR ROCKERIES AND NO TREES, BUSHES OR OTHER SHRUBBERY SHALL BE
PLANTED IN THE AREA OF GROUND FOR WHICH THE EASEMENT IN FAVOR OF CITY OF RENTON
HAS BEEN APPROVED.
THE PUBLIC SANITARY SEWER EASEMENT OVER, UNDER, THROUGH AND UPON LOT 4 AND
TRACT 'A', IS HEREBY DEDICATED AND CONVEYED UPON THE RECORDING OF THIS PLAT TO
THE CITY OF RENTON, THEIR HEIRS, SUCCESSORS AND ASSIGNS, IN WHICH TO INSTALL, LAY,
